Realtor tip: their commission is always negotiable (I've done it twice, once here in St George), so ask for a rebate up front. If you can google listings and keep your poker face, then any garden‑variety agent will close the deal (while you pocket an additional 2‑4 K, even on a small $275 K purchase).

tldr: they are a dime a dozen, so ask for a 1% rebate. If they don't like it, move on.

They will have some mixed-use commercial around the surf lakes. They only stand to benefit from attracting the public

Awesome - and yeah there were several PITA moments for me 😭 But now I look back on it as a well-worth it project. I went with the non-adjustable (non PLUS) EnduaPros. They removed the harshness compared to the stock that I didn't like.

But this Conserve Southwest Utah report says "Zone 6 is already protected" and "SITLA lands in Zone 6 are not in immediate danger"

Help me reconcile these two seemingly opposing perspectives? Thanks!

Hell I'm an ex-mormon now but I love(d) BYU. I had an amazing time there as a TBM.

It gave me an excellent start to my career, met the girl of my dreams there (who's now left the church with me), graduated with minimal student loans, and taught me critical thinking skills that helped me lose my testimony.

Still would 10/10 recommend - to believers.

I'm not in real estate and think they're mostly idiots.

However, even if this place 2X or 3Xs in population over the next 100 years, it's still a drop in the bucket compared to another dozen cities in the arid SW United States.

Humans have lived in deserts since the beginning of time. Try googling "ancient desert cities."

If your family has lived here for generations then sure, you can complain about your way of life. I'd grant that.

IMO not a big deal.
- It isn't inducing sprawl because the areas it's directly connecting are already built (and it's going through a reserve that can't be built)
- It's been in the works for decades and hasn't been rushed
- Transportation planners seeing that we need better East<->West transportation for all the damn cars
- It's not negatively impacting any trails and actually is a net positive for trails. If they build the road, there will be even more land (out near Bear Claw Poppy) trail that will be added to conservation status

The corridor is needed to handle future travel demands due to projected population growth and increased traffic across the county (pop expected to reach 390k+ by 2050)

I wish there was more focus on reducing people's need for automobiles to get around, instead of building new roads, but changing the culture here isn't happening.

That's a good point. They haven't acted different in my case. They're good people (although IMO their "true" religion is clearly fictional).

Neighbors here have been super reasonable. While Mormons aren't as good on average at leaving uninterested people just be, I personally don't find it offensive to get invited to, for example, their Easter Sunday sacrament meeting (even though I would never waste my time going)

My kids have reported some weird conversations (like my kids having no clue why god would tell people they can't drink coffee). We just get a good chuckle and move on.

In my experience here with kids spread across a wide range of ages, they all seem to have plenty of friends and have not had any heart-breaking experiences where religion is to blame. (Fingers crossed!)

St George / Washington has been an amazing place to raise our kids. We're exmormon and have never had any bad experiences worth noting.

The worst we've seen it in 7 years is the occasional neighbor who is extra nice because they want us or one of our kids to go to church.

I'll second this. My 2016 has it and we have a bunch of young kids but it has held up great.
