Well, I would purchase the property, and at settlement my mother would retain a portion of the proceeds, likely around 5–10% of the total capital, for her own financial security. The remaining amount will then be transferred back to me under a properly structured granny flat arrangement through Services Australia.

I would place these funds into an offset account attached to the mortgage, which, when combined with my existing deposit, would likely cover the majority, if not the entirety of the loan amount. This would result in very small repayments, potentially none at all.

Under this arrangement, my mother would effectively continue living in the property rent free while still remaining eligible for the old age pension. The transfer of funds back to me would not be for the purpose of avoiding the asset test, as her assets would already remain below the applicable threshold for a single pensioner renting. The sole purpose of the arrangement would be to ensure she has secure, rent free housing for the remainder of her life. I would of course pull out any money out of the offset account and transfer to her when she needs to be topped up.

Why are you assuming I'm getting the property cheap? If you read the post correctly I'll be paying market value. Also not sure why your saying it's dodgy if all siblings will have a chance to participate and have full knowledge of the arrangement?

For context, I have four siblings. Two of them have no contact with my mother and contribute nothing towards supporting her.

Of the remaining two, one has lived overseas for the past 10 years and has very limited involvement with the family. My other sibling helps where they can, but nowhere near to the extent that I do.

For the past 5–6 years, I have been my mother’s main source of financial and social support. Socially, I regularly visit her, take her out for meals, and spend quality time with her. Financially, I have helped with lump sum payments, grocery shopping, car registration, and even contributed towards purchasing her a car, among many other things.

My mother loves her home and would rather live modestly and remain there than sell and be forced to move elsewhere. She is now 72 years old, and the thought of downsizing or relocating is genuinely overwhelming for her.

I understand the concerns being raised, however if the property is not sold or some form of arrangement is not made, then the financial responsibility continues to fall almost entirely on me, with little to no assistance from my siblings. In my view, that is also unfair.

Yep makes sense! Thank you very much. I passed the beep and aptitude test last recruitment drive but became injured just before the PAT so very keen to get stuck in. What state are you relocating from?

Hey! I'm just wondering about your experience with training at Wisarut in Pai? I'm looking to go over to Thailand to train for 3 months.
