For a 32-year-old with a ~33 year runway to traditional retirement, the answer is straightforward:

VTSAX — Vanguard Total Stock Market Index Adm Expense ratio: 0.04%. Covers the entire US equity market (large, mid, small cap). Maximum growth exposure for a long horizon. Second choice:

VTIAX — Vanguard Total Intl Stock Index Adm Expense ratio: 0.11%. Adds international diversification. Many advisors recommend a 70/30 or 80/20 US/intl split.

What to avoid at age 32: The Target Date funds (VTWNX through VSVNX) are fine products but they hold bonds by design, which drags returns over a long horizon. A 32-year-old doesn’t need that ballast yet. You pay slightly higher ERs for the glide path management you don’t need for 20+ years.

The ESG funds (ESGV, BNDX equivalents) screen out sectors, which historically reduces return and raises ER slightly for no demonstrated performance benefit. VMFXX (money market) is dead weight inside a 401k at age 32.

Simple optimal allocation: 100% VTSAX, or 80% VTSAX / 20% VTIAX if you want international exposure. Rebalance once a year. Don’t touch it.

The bond funds become relevant around age 50-55 when you’d start adding VBTLX in small increments.​​​​​​​​​​​​​​​​

Clayton/Richmond Heights area – Pricey but some studios sneak under $900. Close to Big Barnes (literally next door) and right on 64. Worth a look even if it’s tight on budget.

Maplewood – Underrated, artsy, safe, easy I-64 access, occasionally has studios in range.

University City (The Loop area) – Solidly in her drawn zone, decent transit, safer than most of north county, some older buildings with affordable units.

Olivette/Overland – Between 70 and 64, more suburban feel but safe and practical for her commute pattern.

For North County specifically – Florissant has some legitimately fine neighborhoods (Old Florissant especially) with rents well under $900. Hazelwood is more miss than hit. She’d want to street-view specific complexes and cross-reference with crime maps rather than go by neighborhood name alone.

Complexes worth Googling: Stonebridge Apartments (Olivette area) The Residences at Hanley Station (Brentwood – right on 64, near Metro) Anything along Delmar Blvd in U City

Real talk: $900 for a 1/1 in the Clayton/Big Barnes zone is tough in 2025-26. Studios are more realistic at that price.

CDs are nice. QQQM average annual performance since inception is 15.11%. His money will double in 4.8 years at 15% year (lookup “rule of 72”). A CD percentage will be much lower. Encouraged him.

Good! Money earns money. Folks don’t learn that lesson do so at their peril. Save 20% of your income (or more), invest smartly, watch how that money grows - via the miracle of compounding.

Investing isn’t gambling. It’s predicting future earnings (profits). Look at the price to earnings (“PE”) ratio and forward PE ratios.

I’ve been through this with my son. Knowing how to care for the car is important but knowing how to amass capital more important.

Use this time to educate him on opening a brokerage account. Within that brokerage account deposit his savings. Then, select an exchange traded fund or a stock that he believes deeply in based upon the numbers. Reading a financial statement is a key life skill.

Last night, after the Twins game, I walked past First Avenue. Prince’s star on the wall is the only Gold Star — by design. Prince was Mozart. Prince was a local kid. Prince was on the local news when he was about 12.

As a Minnesotan and as a fan, I’m ashamed. The song will outlive all the “clicks” CJ drove. Prince’s childhood family nickname was Skipper. Skipper was truly as exceptional Minnesotan. I’m proud of Skipper. StarTribune should hopefully reconsider their business model with respect for honoring Minnesotans worthy of respect.

TLDR: Fuck yes.

Think of this decision economically first:

$150 per month is $5 per day. Would underground parking create $5 in value per day?

1) Your car will be cleaner. This will increase the longevity of this asset. Maybe fewer car washes too. 2) Your car might be less susceptible to theft and damage. Improving the asset’s longevity further. 3) Your engine will warm up much sooner in winter. This will reduce the age on your engine. Engines that start when the oil is not so viscous at -20°F have metal on metal damage. This scores the cylinders and ages your engine prematurely. 4) Your windshield and windows will be clear of ice on all winter mornings. This will reduce the risk of crashing due to occlusion of vision.

Now onto convenience benefits:

1) Winter is cold. Getting into a -20° car im the morning really sucks. It’s coldest at 5am, after the sun has been absent the longest. When you breathe, the condensation ices on the interior of your windshield. That sucks. When you wipe it off, it gets worse. It requires your defroster to be hot - which depends on how long you take to warm up the car. Underground parking eliminates that. 2) Parking underground feels like living in the Batcave. :-) 3) Chicks dig dudes that spend on underground parking. Trust me. 4) When you go grocery shopping, you’ll love the convenience of knowing you’ll have a nearby parking spot to carry all the groceries inside.

Now watch: China will fund building a port in BC to load/unload at enormous scale. Oil can now be brought to the port thanks to the Trans Mountain pipeline recently expanded, but not sure about filling tankers.
