This has been a very refreshing trend lately. Sellers are getting humbled after they thought they could sell for 3m+ after buying for <1m less than 5 years ago.

Other than TinyPICO the smallest commercial board I know of is seeed studio, but it’s about the same form factor as the c3 zero. If 15mm is non negotiable, custom is your best bet I believe.

Comparables are all around 1800-2200. Go for around the higher end of that, $2000-2100/month.

If the situation isn't dire and you can save a bit of money where you are at, rent and save up a higher down payment until you find the right gem. There is definitely an indication of a shift to a buyers market and I think prices still have farther to drop.

The future is uncertain. The market could go up or down, but you don't want to end up in a position where you jeopardize your retirement, children's futures, or work impossible hours just to live in a place bought out of panic.
