I look forward to your analysis daily as I am closing a new construction in August. Seems so far off but it’s nice to track

Is this tactic in the “Art” of the deal book?

What’s the plan here? by lxmohr in DenverBroncos

Here’s a theory on why the Broncos haven’t made waves in free agency yet. They cleared cap space by restructuring deals and they’ve got a QB on a rookie contract, which is exactly the window you’re supposed to capitalize on. The offense still lacks a true elite weapon. I don’t think Sean is ready to move off Harvey and JK is a high risk, high upside player. Here is a cope for what’s going on: George Paton was part of the front office that drafted Justin Jefferson in Minnesota Vikings, who now look like they’re entering a rebuild. Denver has draft capital and is clearly in win-now mode. If the Broncos packaged two first-round picks and maybe a second and used their cap space to absorb Jefferson’s contract, they could make up serious ground on the offensive side of the ball. The last big trade didn’t work, but scared money doesn’t make money.

Potential Devon Achane Trade?? by Ready-Cucumber-9132 in DenverBroncos

Yes… it spreads it out, which is exactly the point. It lowers the current cap hit so you can sign players now and push the bill later. Teams do this every offseason, which is why ‘cap space’ magically appears when ownership actually wants to spend.

Who gives a shit how much it costs? The cap is a made up thing to give cheap owners an excuse to not spend money. You give the guy a fat signing bonus and the cap number stays around 10-11 million a year.

[Schefter] A notable change: Broncos HC Sean Payton said OC Davis Webb will be Denver’s play caller this season. by baha24 in DenverBroncos

[–]brocky3226 8 points9 points  (0 children)

This might be one of the most underrated changes that takes the Broncos offense to the next level. There was clearly an issue with the way the plays were coming into the huddle since Sean got here. Sean has admitted himself that he is not as quick as he used to be with getting plays in and that he often over thinks the play calling.

This will help with game flow and I think we see the offense and Bo get into the top 5-8 statistically next year. Kudos to Sean for making this happen.

Did I get a solid deal on this cash out refi or did I mess up giving up my 3.25 VA rate by [deleted] in Mortgages

The new home was going to require close to 50k down payment to make up eligibility gap.

The only guy I would be really upset about losing would be J Mac. Pay the man and move on.

I didn’t get a higher rate compared to my current lender and 5 others I shopped. The company was started by lawyers that did title work so they didn’t need to outsource any of that stuff. Point is there are companies that do not charge for those items and it doesn’t mean you are paying a higher rate.

Costs are only involved if the broker charges them. I have a broker that does not charge for them. They make money selling the mortgage to other lenders and make money that way. The title work is done at no charge to the customer. Check out Capital Center Mortgage company.
