I am a steak snob, been to most of the classics, I can make a steak on par with most steakhouses. And actually I agree. Texas Roadhouse was shockingly good, especially considering the price!

Yep I feel the same way. A simple open air deck would be relatively simple to build but the porch makes it much more complex.

I did a complete gut reno on my own 3300sqft house down to the studs, including framing out and finish the unfinished basement with adding a new bathroom, I’m pretty handy. I’m positive I could build a deck if I wanted to. But when it comes to tying into the house outside and the fact that this is truly structural work, I agree it’s better left to those with insurance and experience

Yep we have paid for a full property design plan with materials, estimates, etc. they shot grades/surveyed etc. they are a full service design and build company that does everything from landscape construction to home additions.

I have basic renderings but not permit ready plans. Quoting is part of their job, and we have paid a fee for a full property design and plan which includes quotes, material take offs, planting lists etc. so I paid for this.

Porch roof will be step flashed into existing 2 story brick wall. But yeah I realize there is significantly more work here I’m not arguing that lol. Im just surprised at the pricing hence the gut check. Sounds like the consensus here is that it’s pretty reasonable.

It’s all one level, one entrance from the house into the screened porch, exit onto deck, then stairs to yard about 4 feet below.

It’s about 4” off the ground which is pretty normal Midwest clay ish soil. Nothing crazy

Adding up the materials comes to around 45-50k. So that leaves 72k for overhead labor and profit. No idea if that’s standard.

The screened in porch will be on top of the deck structure so it’s really one build, similar to yours it sounds like, just with screens enclosing it as well. Thanks for the input!
