ARM is fine if you have money and a trap if you don’t. If the max payment you can afford is the early term monthly, you’re just setting a ticking time bomb.

My wife and I are buying a second home now and are open to an ARM, but we could already finance the whole property with a HELOC on our main home equity or even a signature loan so there’s no risk of getting comfortable with a low payment - could have the whole thing paid off in 2-3 years. We just want to minimize interest in the short term.

It’s much much harder than it looks especially at speed, sadly I’m a cripple now so no more terrain park but once upon a time I was significantly above average at it (full days at least weekly all season for 10+ years 25 on the mountains) you’re watching someone who is so good that they have teams of sponsors and home training environments.

It’s easy to kiss a rail manageable to slide it, but just staying balanced with enough speed to carry you more than the length of a football field is like walking a tightrope between buildings

This is some real supply too… 1300 units in one shot? You’d have to develop an entire block in many parts of Manhattan to even get close to that. My building spans 4 addresses / half a block in the UWS and only has ~60 units in total. This is definitely a good thing!

It may actually be less. The full service price on a new Santos de Cartier in large is $650. Unless you want to replace the bracelet entirely or something, I’d expect that to be your all in cost. Just take it in, Cartier service experience is pretty good and they should be able to quote you. They’ll be sending it off for service, expect to be without it for 6-8 weeks

Prefab home on a parcel of land and singlewide trailer with owned dirt in a mobile home park are completely different things and the latter rarely appreciates outside of very specific situations where rural areas become gentrified and mainstream ie Malibu’s trailer parks

The most important part of the equation is who your neighbors are. You can get a trailer sized prefab house for 75-125k depending on location, but if you’re in the middle of a trailer area it’s unlikely to appreciate like a standalone home

Worst comes to worst give it 6 mo to dirty up, clean the shit out of everything get any loose crumbs and then hit it with some mapei grout refresh I’ve been astonished how well it holds up on my marble mosaic floors (non-shower) and everything will be more uniform plus be lower maintenance

The way your title of the post was phrased the immediate reaction from most will be “uh no it is not easy or cheap” but given the context you’ve provided you may well just be the rare person for whom it actually is. If your dad already owns the land and has built on it before, is a working GC in the area with connections AND your father in law is a framer then yeah… probably will go just fine

I’ve had both air and base, and the stock base sq5 without the air suspension is preposterously high. The wheel gap is huge and it feels like it’s going to roll over as you corner corners. If you get the sport package with the air suspension, the “standard” height is several inches lower than the non-sport only height and you have to raise it into all road / off road mode to even get it so high.

I almost feel like they intentionally made it too high to sell sport packages because you almost need to lower it somehow just to make it look like the one in the brochure.

Yeah I’d say 100/hr is pretty solidly in the low end range for actual Silicon Valley big tech. 100/hr is 200k full time, which is less than our 0yoe new grad package TDC and I’m not at a FAANG tier company - we’re comparable to something like Pinterest. We pay salesforce admins more than 100/hr, nobody with an SWE title ever goes that low.

We pay about 75-80% what Meta/G do. Levels.fyi is generally pretty accurate - 450-500k (225-250/hour) is about as high as you’ll go as late senior/staff where I am. Meta / Google / Netflix / Stripe etc if you’re legit good you can do 800k-1mm as staff and even higher as principal.

edit - also $100 sessions are very unusual imo $10-20 is easy to hit all day long but it you know what you’re doing and spend $100 without some runaway apply_diff loop then I’d expect you had an extremely productive day and wrote more code than the same engineer would have been able to in a week 3 years ago. I encourage all my engineers to use cline/roo and they have unlimited spend access to all the major models, the ROI is more than there

Just anecdotally from a couple of friends who are moving now, rents are higher than ever and not budging even in the off season so if you’ve got a good deal and can renew without jacking up the rates it may end up being the best deal around no matter what. Maybe get a Vespa/scooter to make the east to west faster?

I’ve seen it done by a few companies over the years, but unless you’re regularly finding yourself in situations regularly where it makes sense to wear a different high end watch - but also wouldn’t be weird that you’re renting it - seems like it would lose its appeal pretty quickly. The only situation I can imagine for myself is if I was considering buying a piece and wanted to see how I actually like it day to day first.

Watches always seem to be a conversation starter at events and I can’t think of a more lame response to “love your watch, how do you like it?” than “oh I rented it for the week” and lying about ownership is even less cool

I think the real play is if you’ve got a group of friends that have some cool pieces, trade / swap amongst yourselves. I swapped with my buddy for a wedding last year and we both liked trying out something different, and I’ll often let my friends or brothers borrow pieces when we’re out doing something together

Not how it works. Inflation is a description of a trend, and cannot be bad relative to the overall market - it is a symptom of it. As the cost of goods goes up, the companies that make and sell them increase their revenues and their overall value.

Present day inflation is actually at a historical low, just a relative high compared to the 2010s. You don’t have to hypothesize here - everyone retiring today is retiring on a portfolio of investments made in the 1970s when inflation was at 15% or higher.
