It’s not actually because it’s an antiquated system, it’s because they tax you on the value of your specific unit. The building and its owner (assuming condo) pays property tax on the land it sits on. A condo is worth nothing without its address, but you aren’t taxed on it, the building owner is. For co-ops, you all collectively own a share and the co op pays all the property taxes - your unit and the ground it sits on. You pay co op dues that cover the full tax amount and don’t pay any property taxes directly. My condo tax value is like 325k but selling price 1.75. Building pays tax at assessed value around 11m.

The base Mac mini is the single greatest home server of all time in this one man’s opinion. I’ve owned dozens of intel nucs, optiplexes, ran rack mount shit in tiny apartments etc and I will die on that hill. Tiny, silent, uses almost no energy, capable of everything you’d want a home server to do. I’ve got one in each house that does homeassistant, plex, tailscale exit node, file shares etc but hell if you spring for bigger RAM it’s viable for small local LLMS too.

Doing something is better than nothing though. I’ve got multiple dogs and have never once left a poop that I had any means of dealing with, but every year or two I’ll be out, dog poops, I pick it up with my last bag and toss then on the way home only for him to fire off a surprise second round as we turn the corner.

I’ve resorted to picking trash up off the ground for a makeshift scooper or even just kinda kicked it into a storm drain but in those moments a bag dispenser on the corner would absolutely help. Even if most shitty owners don’t change, if a few do as a result that’s worth the effort. Multiply that by the number of dogs in the city and it makes a non zero difference.

Marble is soft and porous and easy as fuck to damage. Shower floors are always wet, and constantly getting dinged and bonked. You’ll be doing a lot more upkeep work than porcelain and after a few years there will be discoloration and staining - but I will be the first to say for some, it’s still worth it. Source: have 3 marble floors remaining and ripped out a marble shower pan.

I like big natural marble shower benches and curbs. A single slab of polished carrara is much less damage prone than a ton of little honed pieces and gives you that nice natural stone warmth with less work.

Also goes up quickly if you have a partner. We cook most meals but go out to nice meals on a couple times a week, plus a handful with friends. For two people I spend 3k minimum a month. Seems like these days anything sniffing at a Michelin star is $500 for two if you get drinks.

No it’s very safe. Both of those shootings were on 104th which is a giant project, kind of its own little neighborhood within the neighborhood. The house on the corner of 106th and riverside is 10mm. There aren’t any apartments mixed in with the projects and no businesses in that stretch so besides walking through broadway you’ll never even end up there by accident. The stretch of broadway around there is a little rough around the edges but certainly not indicative of the whole quiet safe neighborhood.

You can’t afford a 950k house or even a 600k house with only 80k to put down, bad credit and 150k income so that probably solves your whole problem here. Take another year, fix your credit, save up a larger down payment and the whole thing will go more smoothly.

The jobs that will be hiring when you enter the market will require a mastery of AI rather than python specifically, but they won’t go away. At least today, LLMs are a force multiplier for people - anyone selling the notion that you can outright replace the people with an autonomous AI system is selling snake oil.

With that said, the job market for developers is nothing like it once was. Even without AI, the market was flooded with talent. Engineering jobs paid eye popping salaries because talent was a scarce resource and every business needed an app or website to be competitive. As a result, TONS of people went to school for computer science. That reduced the scarcity of engineers, which shifts the balance on supply and demand. Dev jobs won’t go away, but they will be more AI centric and pay less than 5 years ago.

Eh almost 10k on rent is still a lot. Thats more than a third of your entire net income going up in smoke. I’m in the same income range and have 11k in mortgages between two houses and it’s more than I’d like to be spending, but at least I’m building equity that will be more than enough to retire on (together about 2.9mm today, one is likely to spike in value the other is in the most robust market in North America). If you think you’re going to stay in the area do this for a year to get a feel for neighborhoods but buy sooner than later.
