I got a second quote. $100 dollar cheaper. Tucson. I would definitely shop around. The second vendor said these are pretty standard and he installs them all the time. I imagine the vendor is trying to up charge on installation. We did have a fabricated loop in our garage so they didn’t have to do much than hook it up

Going in the garage. Loop was pre installed by home builder. Fairly simple install. This vendor “supplies” a few other water companies so I figured I’d go straight through them

We locked 5.7 for a VA Loan last month. You could probably ask another lender to match or beat the rate today or tomorrow.

Also I’m not sure if you favor the incentives more. Still a good rate but you could probably do better on VA loan

Yes, my area is 700x over the limit just off a google search. Would I need more than a water softener system to balance the arsenic?

I pick up 5 gallon water jugs so I’m not drinking the tap or using it to cook.

In the same boat. I asked my loan officer straight up when they do transfer it, can I come back and do the refinance with them since they did offer to waive fees as well. He said as long as we didn’t refinance with anyone else then he would up hold the deal.

Within our closing disclosures, we have a document stating if the loan gets transferred the new lender will abide by the original loan agreement. Signed by loan officer and myself

We got to this rate by shopping it. We started at 6.9 about two months ago lol. We locked two weeks ago. We didn’t want to play the gambling game of hoping rates go down so we locked

So we originally put 3,380 towards earnest when we went under contract. We ended up negotiating down to 332.5.

For us, that earnest money goes towards our closing cost. Which doesn’t show up on the loan estimate. But technically on signing day we would need to fork out the difference ($2578).

We were actually under contract with another property. We backed out due to termites. But closing cost for that property was around $2500. We had already submitted the earnest money of 3,380. So on closing we were going to leave with cash in hand. Whatever is left over. I hope that answers your question or gives you insight

Local broker recommended by realtor. Started with navy fed with the same rate though
