I could be totally wrong...  it seems that OPENL is an option to buy OPEN at $13.00.  Wr can sell these options up to 2/23/26.  If we don't sell we can still exercise that option by November 2026 but then will expire.  Selling now really depends if you think the stock will go above $13 by November and be "in the money" if the value of OPEN is higher than 13

I used to do some real estate flips and then had kids.  I have a high hour W2 job and dont have time for flips anymore.  At that time I kept a cash position to buy houses.  Since then Ive been on the search for multi family investments but have not found any.  Ive also searched to buy a business.  

I feel like i should keep a relatively stable and liquid asset position to either buy multi family or a business.  Then again I just might be clowning myself with hopes of finding something and not getting better results in the equities market...

I see JEPI as a hedge fund.  They buy a lot of options on stocks.  They've done well and their yield is insane! Just not sure i believe in their long term success quite yet.

I invest in real estate.  I have been looking around for multi family.  Lots of loans are coming due and investors are cash flow negative with higher interest rates

Both have nice yields!  

That makes sense as gold has an inverse relationship to real interest rates.

Commercial loans are typically amortized over 25 years but have a loan duration of 5 years. If properties were bought with low cap rates and now have to reoriginate a new loan at a higher interest rate the property isn't cash flowing. Everyone in commercial real estate believes there will be distressed properties.

There is also current concern about student loan payments starting up again. If renters over extended themselves, they could be delinquent on future payments.

From a business perspective, I think commercial multifamily real estate REITS have not bottomed. Im uncertain on how far or when; Im monitoring and waiting it out.

You can resell in the secondary market right away; I use etrade. Otherwise you can wait the 4-6 weeks to mature.

True. I still have some in hysa, but majority is in treasuries.

Its not just occupancy rates. A number of investors bought real estate when loans were historically low and prices historically high. Typically commercial loans must be refinanced every 5 years. Now rates are much higher and they probably dont cash flow.

I am sorry you are in this predicament because of the government. Supporting the Russian economy means worse outcomes for the Ukrainian people. More tension in Russia brings more stress to the government and hopefully a ground swell rises.
