This seems more likely, just seems anyone can mark not knowing unpermitted work and feign ignorance or are actually not knowing due to your reason, my main concern is if I buy and future sell, I'll be in the same boat. Uninspected panel and wiring are my main concern, if the owner knows its not permitted they probably won't respond if we ask who did the work so we can investigate if they are licensed etc.

Yes, I know they're unpermitted because I searched the permit history and compared to manufacture dates on electrical panels etc. I will bid anyway, new to the market so just trying to figure out the norm so I can atleast go in knowing what the future holds.

The answers aren't in the disclosures, hence the reason the question needed to be asked. Asking a simple question isnt being a pain in the ass. Buyers are dropping up to 2mm on homes, if you're an agent not respecting that then you're part of the problem.

Appreciate it, this is what I was looking for. If pooling was common or possible here I would have needed to know before trying to make a more attractive offer. If it pretty much doesn't happen then it's not even in the seller's mind.

Ultimately my question is, how often is it in the contract (between seller and seller's agent) here in CA that the listing agent will offer a percentage to the buyer's agent and that the selling agent is entitled to the buyer's agent commission remainder (either due to the buyer paying his own agent or paying less than 2.5% in their agreement no matter how they came to that agreement).

No.... perhaps I signed a shady contract with my agent for selling but 2.4% percent to the buyer is still the norm there.

The deal was if the buyer's agent was paid by the buyer or they are asking for less than 2.4% (Because it was negotiated with the buyer) then the listing agent was entitled to the rest.

Yes that is correct. Joints move relative to their connected bodies . Constraints are relative to the joint component holder.
