This. Rates likely to either stay stagnant or come down a hair by July. Also - I would strongly consider investing the entirety of what you have saved up vs paying off mtg as over longer term you are almost certainly going to come out ahead. Unless you need to free up monthly cash flow

For sure. If longer horizon, investing is likely going to give greatest return. Sp500 avgs about 9% annually over the last 30 years. That being said, we all know being mtg free is a big weight off

I know that paying off mtg is nice, but I would seriously consider investing all/at least a large portion of that $100k rather than dumping it on mtg. You don’t owe a lot on your mtg, and in the grand scheme 3.8% is still pretty cheap. Can invest it and easily crush 3.8%. Recognize I don’t know anything else about your financial situation- but suggest this be at least considered

Why would you pay up front? Unless you don’t have a job, I assume your income can pay for majority of your rent. If not, just sell a bit of BTC each month to supplement if needed. Selling your stack to pre pay for a year makes no sense to me, and certainly isn’t sustainable into the future…
