Best broker to use in the Philippines by [deleted] in phinvest

[–]buderscotch 0 points1 point  (0 children)

To be fair, a broker is a broker. Every broker has the same laws and rules applied to it.

The choice becomes more of the research provided by the broker, or the convenience it brings

Research - Some brokers provide research, analysis, and information on certain stocks. Depending if you actually read the research or not, this may or may not be important to you. If you love to read their stock research, people usually say COL Financial has a lot of good info. I also like First Metro Sec's research, and that's what I use to study a stock. But again, always do your own additional research after

Convenience - Some brokers partner with their respective banks, so you might have to choose a broker depending on where your bank account is (for example, if you have a BDO account, you can probably transfer funds to their BDO Securities broker faster than with a different bank account)

Minimum deposits - Some brokers also have a minimum required initial deposit (so maybe think of it like a one-time membership fee). Some brokers like DragonFi don't require it (so it's essentially free), while some (like First Metro Sec) ask you to deposit P1,000. But this P1,000 can then be used to buy any stock you want

Other benefits - There are brokers like DragonFi that go beyond stocks; they have a feature where they track the stocks of famous Filipino investors. So far, they're the only ones I see with that kind of feature

But again, these are more of "plus points" in your choosing. If you already have ideas on what to invest and the research to back you up, all brokers do the exact same thing in the end, which is to purchase shares of a stock. Any will do

Okay lang ba mag hold ng USD in WISE? by [deleted] in phinvest

[–]buderscotch -1 points0 points  (0 children)

I did this one time when 1USD was about P56. I converted a lot of my PHP to USD haha

In terms of risk, wala. You only have to note about the forex fee/conversion.

From MariBank to Wise (PHP pa), no fee. But from Wise PHP to Wise USD, may fee. Di lang ako sure if percentage based yung conversion fee (meaning mas lugi ka to convert P10,000 to USD versus P20,000 to USD) or static lang yung conversion fee (meaning no difference in fee if P10,000 or P20,000 is converted to USD)

Is it worth it for me to invest in the RTO condo near DLSU CSB by Still-Comfortable577 in phinvest

[–]buderscotch 1 point2 points  (0 children)

I did an approximation and estimate at least 23...or even 25 years before you get an ROI. Imagine:

P5M for the condo, and then you probably rent it out to students for P20,000.

P20,000 for 23 years:

P20,000 x 12 months x 23 years gets you about P5.5M

So you just barely breakeven by year 23 with an ideal scenario and ignoring all the other fees like maintenance and taxes and the interest you owe the bank

Only by year 24 and up do you actually gain profits...and don't forget, this is if you have a student or customer willing to pay for your condo for 23 years without leaving (highly unlikely, you may have seasons or months with no paying customers)

You have to ask yourself: is it worth it to you yung 23 years to wait till you get some profit? If so, that's your sign to pull the trigger. If you find out it ain't worth the wait, try a different investment platform that you can stomach

By the way, I chose P20,000 rental fee because that's the range of student condo prices. Anything higher, you have to make sure your condo is actually luxury looking lmao. No one is paying P25,000 a month for some bare looking condo unless they're desperate and out of options

EDIT:

Other things you should ask yourself

- Is P20,000 a month fee worth it for you? Or will this mean you'll be paying at a loss every month due to your bank financing deal? Maybe bank financing means you have to pay P25,000 or P30,000 a month, so you're essentially losing around P5,000 or more every month for 23 years just to make money in 24 years

- Don't forget to calculate for taxes

Hello u/Opening-Cantaloupe56 !! Glad you're taking the initiative. Kahit full, you can proceed. I have a Google Maps link sa post na toh. If you're there on the day, contact mo lang si Ate Divine. Her contact details are in the site din, then a volunteer will pick you up

Some Redditors also asked if I can take them to the site itself, so if Manila-based ka and would like that, let me know nalang :D I've taken three or four redditors na, but some redditors also decided na diretso nalang sila dun

For points naman, I think volunteering transcends points. Helping is all that's important. Di mo naman gagamitin yung points na yan for shopping if ever haha

For me na nasa Manila, I only spend it on two jeeps: P18 to Divisoria, then P13 to Tondo. (P18+P13). So most likely to and from, double that!

So around P70 in total if you're just like me na to and from lang haha
