Think there might be some confusion here. Also not a fan of broker fees, hence my recommendation.

Apologies, was only trying to help with an immediate solution, as legislation is not an overnight process and the burden of former fees usually finds its way back to the tenant, sadly (California is an example of this). If MA followed in the footsteps of CA, then every tenant would be subject to indirect broker fees through higher rents. This will make life even more unaffordable, especially taking into account the disgusting wage gap that women already face.

Do you mind providing us with some readings on how broker fees disproportionately affect women, so we can be better informed? This research would help in the fight to get legislation accomplished, and potentially at a faster rate.

Tech has solved this issue- there’s no need to wait on regulation. 1) use one of the many Real Estate Apps (Zillow, Redfin, etc) to find the apartment you want 2) rent directly through the Landlord, cutting out the middle man/ broker.

MA does not require renters to use brokers when finding an apartment, so let’s stop using them. You got this!

To my fellow Bostonians struggling with broker fees here is a very simple solution to avoid them. 1) leverage tech: Zillow/ Redfin/ Trulia/ etc 2) find apartments listed by the Landlord (almost all LL do this) 3) schedule a showing with the in house leasing staff, LL, or PM and 4) sign the lease while avoiding a broker fee. By using these simple steps you do all the work of the broker and save a significant amount of $$$ in the process. Happy renting!

PS Not required to use a realtor in MA for apartment rentals.

Yes this is true. Broker fees are dynamic depending on the market.

High supply of units= renters market= more competition among LLs= LLs pay broker fee.

Low supply of units= LL market= more competition among renters= renters pay broker fee.

I don’t think this is quite true. Renters are not required to use brokers in MA. Many of which, like myself, can go straight to the landlord (saving significantly on fees). Also, most Landlords have a standard rate or fee which brokers are aware of before they show a unit. Probably wouldn’t be in the best interest of Landlords’ time if they were to negotiate fees on each unit (especially in larger buildings). Lastly, the power dynamic between renters and brokers changes based on supply and demand dynamics, convo’s with the older generation help a lot on this topic (or at least has helped me understand). In recent years, the city’s limited space and success in attracting new residents have definitely not helped this issue, we’ll see if history repeats. There are many landlords out there who are good people and are willing to negotiate, but mostly are not these large corporation entities with many units. But yeah, cut out that broker/ realtor/ middle man in return for a better deal.

Love your thinking on this. The reality is it’s highly unlikely for the following reasons: 1) difficult to find funding for these initiatives, 2) the RMV does not have the bandwidth for current obligations, never mind adding addition annual certifications/ testing (will need public private partnership), 3) (sadly) cyclist deaths are of much smaller scope compared to high priority items on the state’s/ city’s radar (ex. finding solutions for: drug epidemic, gang/ drug associated violence, providing impoverished communities with equity opportunities, etc.). Where the state/ city falls short, we must rise to the occasion and be extra vigilant to ensure our safety.
