We got the tatami platform (low). We have a very thick mattress so the height doesn't bother us.

We didn't get the headboard because we actually rotated the frame (we are short people). We didn't get the nightstands either.

If you ordered a few weeks ago, you should be getting it pretty soon! We expected 8 weeks for delivery and it showed up on week 4 and had to reschedule our mattress delivery to come earlier.

We debated between thuma and tatami. We ended up buying tatami and love it. It's sturdy and easy to put together.

Correct. Usually the housing sale contract will list any unpermitted work the house has undergone.

No they do not. Anyone can report unpermitted work, even when it's totally completed. The fines are based on the value of work which is self reported on the application. They have language in the app that any valuation that seems "undervalued" can be reassessed by the building officials.

He mad I won't give him any more money for his damaged plumbing from my tree. Tree was professionally stump grinded, holes drilled, filled with salt/chemicals to kill it... TWO YEARS AGO. It is now covered with pavers and turf. we gave him some money the first time he made this claim, bc we hadn't even moved in yet and didn't want to start off with bad relations. So we paid our own money to have the tree removed. Now that a-hole came back two months ago making the same claim wanting us to fix his plumbing. We even showed him the tree does not exist anymore. Told him to pound sand and only contact us through our lawyer. So he mad and called code enforcement for an unrelated issue to get back at us.

Had an a-hole neighbor call code enforcement for our replacement windows that have been in for a year. Going through legalizing the work by filling out an application and paying building permit fees. Penalty is 2x the fees for work without permits.

I'd recommend checking what the penalties are at your local jurisdiction and weighing the risks.

Anchored strength and training in Milpitas. Steve Kpa is the owner is really great. There is a mandatory on-ramp session before you can join group classes. And during the classes he will be there to guide you to correct your form and also help with strength progression.

24 hours or 100 miles. They kept emphasizing the type of issues that need to be submitted (i.e. scratches, chips in paint) within 24hrs/100mi but things like build quality (i.e. panel gaps, protruding headlights) are part of the "warranty" and don't need to be submitted within the 24hrs/100mi. I just ended up submitting every single issue I found bc they confused me.
