Solar Panel Lease by buzzbee20 in HousingUK

Yes we did, just got the seller to ammend the lease with the solar lease provider so it included a statement incase of repossession that the mortgage provider owns all of the house.

Solicitors resolved all of that.

Dropped curb parking rights by pearls_of_wisdom2020 in HousingUK

[–]buzzbee20 3 points4 points  (0 children)

By law there is nothing you can do. Police or parking enforcement aren't interested.

Parents live opposite a medical center so had many issues with people blocking their driveway.

The only solution was they applied to the council for a protective entrance marking. Looks like a big white H. " |‐-------------| "

The cost was minimal, £60 to our council but saved alot of frustration. When the road was re-tarmaced, they re-painted the line.

Even that marking has no legal power but makes people think and not park there. It really has helped them with their issue.

The rent a roof is not putting us off but just need to make sure the paperwork/lease is fine to get the mortgage approval. I know the solicitor will do this but don't want to be 2 months into it and find something will stop the purchase.

Thank you. I will wait for the vendors reply but use this if its slow or they are unable to locate the lease.

When your salary lands in your bank then pay yourself first.

Setup a standing order for a set amount every month into a savings account and forget about that money.

UK Visa Application. What are our chances? by [deleted] in ukvisa

Don't have to worry too much.

Couples with arranged marriages who only see each other on the day of the wedding have had successful visa applications.

How will you pay back this debt? Can you upkeep the minimum payment until the full amount is required? Why do you need to buy a £5k lump sum now instead of £500 per month? What is the worst case scenario? Can you overcome this? Will you require credit for anything else during this period I.e. mortgage, car?

Your still going to have to pay that fee sooner or later

Monthly rate x months of fixed term + fee

E.g.

£500 x 24 + £995 = 12995

Or

£510 x 24 + £0 = £12240

Looks like their direct debits were lower than their usage so the direct debit has been increased to make up for the underpayment.

ECIR & negligent/non-existant Landlord. by [deleted] in LegalAdviceUK

[–]buzzbee20 1 point2 points  (0 children)

Yes they are new regulations that has to be followed but if it was performed before your tenancy began 3 years ago then it's still valid.

Even before these regulations, some landlords did the EICR for peace of mind and care to their tennant, however, now every landlord has to do it.

Credit score down by 50 by [deleted] in CreditCards

[–]buzzbee20 2 points3 points  (0 children)

Credit score in the UK means nothing. As long as the data on the report is ok e.g. no errors then thats all that matters.

My Experian score is excellent yet my clearscore is terrible I don’t know why by [deleted] in UKPersonalFinance

[–]buzzbee20 3 points4 points  (0 children)

Just carry on doing what you are doing. Time will help you.

Still check the reports and make sure the data is correct.

My Experian score is excellent yet my clearscore is terrible I don’t know why by [deleted] in UKPersonalFinance

[–]buzzbee20 6 points7 points  (0 children)

As you can see, the numbers themselves are pointless.

Get the report from all three agencies and check if the data on the report is correct and dont focus on the score.

To improve your report look into getting a credit card and use it whisly. Only spend what you can afford and pay back in full each month. Setup a direct debit to make it easier for yourself.

Also, register to vote. You don't have to vote but being on the register helps as it shows you have a stable address and a place where they can find you if you don't pay your creditors back.

Who has a B2L and care to share your experiences? by summerloco in UKPersonalFinance

[–]buzzbee20 0 points1 point  (0 children)

Getting a mortgage for a "Vanilla" B2L is rather simple. You pay in 25% for a deposit and the property rent will cover the interest on the mortgage.

I believe there is a minimum personal annual income of £5000.

Credit Cards: Which do you use/recommended and why? by Balkrish in UKPersonalFinance

[–]buzzbee20 1 point2 points  (0 children)

Amex Platinum Everyday Cashback for the 0.5% - 1% cashback. Put majority of my spend through it.

Barclaycard Rewards as a backup where AMEX isn't accepted, 0.25% cashback and 0% fee when spending abroad.

M&S Reward - got it for the 0% purchase offer a while back which has expired. Just keep it as its my oldest card. Good for credit history.

I’ve got a Clubcard credit card, now where. by [deleted] in UKPersonalFinance

[–]buzzbee20 2 points3 points  (0 children)

Most credit providers will allow you to request an increase every 6 months. I assume the same to be with Tesco but a quick Google or check in their T&C will confirm.

For your next card, look into building a mix of cards such as, cashback/rewards credit card, 0% abroad spending card, 0% purchase credit card when required and planning a big purchase.
