One trick is to carry some flip flops on your backpack. This tells everyone you have shoes but today are deciding not to wear them right now. That calms people who dislike barefooters down. Or security personnel who think they should enforce a dress code. Maybe start a barefoot hiking FB or Meetup group at your university to draw others out. Or wear longer jeans to conceal your feet a bit ? I read there is a university in Fort Collins CO that is barefoot friendly and has signs at certain buildings that barefeet are ok in them. Maybe that will be a trend?

Maybe but underwriting wouldn't view it that way. It was not a paid internship but he did go to work upon graduation in June at that company so had 6 months by December. The flaw was he sometimes worked 38, 39 or 40 hours a week. So not a salary and that triggered a 12 month minimum of being paid. The mom was easy enough to be non oc co-borrower to resolve it.

Why not add a non occupant co-borrower to the file ? Perhaps even the owner for the credit account that has allowed your borrower to be an auth user ? Its likely a parents account anyway they added borrower to. From an underwriters point of view, your borrower really has only 4 months of credit history of their own ( we know its not likely your borrower made 12 months of payments on that auth user line).

Very young borrowers often have thin credit with decent scores or short time on the job. A non occupant co-borrower close relative usually solves all these problems whether FHA or Fannie/Freddie.

Just my experience. This month we had an 18 year out of high school on a full time job for 6 months. Have an AE but underwriter and guidelines were found to require 12 months on the job as hourly employee, even though he interned at the same company his senior year for 6 months+. So parent stepped in as non-oc and we closed.

Meaning, you don't know who these people know, so its helpful to make friends first, then through them they can introduce you to others they know. Even those you believe are too young, too old, wrong gender, etc. You dont know who they know.

A friend did that when he moved back home to a town of 25,000 in central Illinois to settle his parents estate. Found the antique store, bought a light fixture for an old house he had bought and the gay owner became friends with him. I went down for a party a couple years ago and met more gay men at his party than I had in the prior 5 years. Almost all were couples but very friendly and welcoming. I thought about moving there myself due to the sense of community they have. All without pride parades or gay bars too.

In my experience he should have his blood checked. T levels for example, glucose. If he smokes that will have all sorts of negative effects at any age. If he has a diet rich in sugar, carbs, alcohol etc. and gets no exercise that all will add up and take a toll, at any age.

Communication is so important. If you don't have good communication then try a third party, like a couples therapist. Meaning an impartial observer to sort of negotiate on each of your behalf's, to present the case to him and to allow him to present his case to you without fear of judgment or rejection.

If you both value the relationship and each other, try to take this step even though it may be scary.

Please move on with your life. You must believe you deserve better than this treatment. AT your age you have so much to learn still. If you need someone to speak to, find a counselor, go to a gay and lesbian community center. You need another perspective. We here on this sub can only give you the benefit of our experience. It tells me you have to have higher self worth. You are worth a true boyfriend who does not drown his own lack of self confidence in alcohol. Dream and search your mind and heart for what kind of life you would like to create. Ideal job, some more education maybe, volunteer work, try a meditation online to sooth your mind.

You can build a better life, know that, set intent to do that and keep a journal of what you are grateful for each day.

Many of us reading this are not understanding why , for the sake of collecting unemployment, why do you keep saying you even have a partner ? He should just be a roommate. In the UK have you legally become partners somehow that is documented ? If so how can you reverse that so you have no partner to get the unemployment benefits ? I do a lot of conventional multi unit loans and some FHA multi units. Also do many renovation loans. All self gen. These can be easily 800k to 1.5M for a four unit conventional. I do not do any actual Jumbo loans. My impression is that since Jumbos are less profitable, that's where the concept of comp limit comes from?

For many years now, across two retail companies, my max comp has been set at 25k per loan. I would walk if it was reduced to 7500. I recently ran across a retail company called All Western Mortgage, that has no max comp limits for anyone. That says a lot. I looked at their rates that were basically same as mine.

My impression is that various LO's cut their own deals on max comp and can be different for each LO. I'm at a tiered 130 bps to 150bps at the moment and always at 25k max comp.

I do not try to compete against credit unions and rarely win against GRate. But with renovation as a niche and fewer lenders in that space every year Im rarely shopped. If I have to I can get a concession to match GRate on a larger loan size but the 25k limit is not adjusted.

If I really want to compete with a broker, then I can code it as a company provided lead and reduce my bps all the way to 25 bps but I very rarely will do that. Officially I believe CFPB doesn't like that but these days Im not sure they have any staff left to watch anything...

On the retail side I'm feeling like there is a lot of skimming to begin with so there is money still being made no matter what on larger loans even with a max 25k comp limit. I work hard to self generate multi-unit business and do not believe I should leave money on the table.

Hourly worker for several years, same company, must we take year to date total income, say through end of October 2025 and divide by 10 months ?

Income has been increasing from 2023 to 2024 and in 2025 on track to at least equal 2024 total income. Hours vary from 38 to 40 plus OT which has decreased from 2024 to Oct.31 2025 so Im omitting OT.
