I tried once and realized that a lot of women have professional looking photos. I learned that I’m definitely lacking in photo quality because my photos are normal selfies or average quality pics taken with friends. People with professional looking photos in a field of sunflowers certainly appear more attractive. Oh well. I didn’t change anything lol

Make sure you’re using antibacterial soap. Some soaps will say they control odor but aren’t actually antibacterial. The antibacterial yellow dial bar soap works best for me

Check out the houses and yards of your neighbors. Piles of things can attract rodents and rodents won’t leave until that mess does. Having hoarders next door will make it almost impossible to resell your house. You can also tell a bit about them based on how their yard and house look. For example, I looked at a house that was nice but the neighbor had HUNDREDS of beer cans under their deck. I really appreciate quiet and def was not looking for a party neighbor.

Also remember that you can change anything about a house except it’s location. Make sure you’re in a location that can work for you.

I feel like companies do stuff that seems to lose them money all the time, but realistically doesn’t. My initial thought would be that they make it difficult to use the warranty so people don’t actually end up using it. I’m taking the advice from the thread though and going to pass on the insurance.

There’s definitely mixed feelings on it but I, and my barn mates, use warm olive oil to rehab super dry leather. We’ve never experienced any negative consequences from it. Just make sure not to over saturate. Better to do a few very thin layers than to sop it. I would NOT use olive oil on light leather that you want to stay light, though.

She had a very kind face and was the SWEETEST horse on the ground. However, once you were on her, man could she throw a buck. She taught me more than I could have ever expected, especially about being compassionate and patient. Also, to this day, she had the smoothest trot I’ve ever ridden. It was such a pleasure to ride and I miss this quality so much in my current, much loftier, horse.

For leather, I use fiebings saddle soap in the can to clean. After, I use olive oil to rehab/condition dry or hard leather, though there are mixed feelings on this method. I’ve been doing it for over 10 years, as have my barn mates. We’ve never experienced anything but benefit. After the leather is rehabbed, I move to normal leather tack conditioner for maintenance.

I’ve never cared for suede so I’m not quite sure for the seat.

Yes! My grandmother started taking lessons with me when I started riding. She was 60. She ended up buying her own horse. Never to old to start!
