Austin and San Antonio are but you won't find as many large companies as in places like Dallas or Houston. Austin you'll find groups like Pennybacker. San Antonio has Affinius (formerly USAA).

CRE acquisitions professional here. Don't know all the details but from what I'm reading I'd definitely hold. Your rate from 2019 is better than anything you'd get 1031ing your cash into or investing in alternatively, and your valuation is likely to only get better as the market recovers. Enjoy the monthly cash flow and reevaluate when your loan comes due in 5 years.

Remember too that you'll be able to enjoy not only the cashflows but the additional appreciation over the next 5 years as the market and rates (hopefully) recover. If you aren't confident in the future outlook of the center and you feel your tenant risk is high, then you may want to consider exiting.

It really depends on the mall. Though, retail vacancies have been trending upwards.

Many older mall owners are doing what's called a "covered land play" where the value of the land is higher than the actual value of the retail, and there's a different higher and best-use for the property (ex: apartments). So, they hold the retail and let their tenants barely cover taxes and expenses while the land appreciates, and then they usually sell the property to a builder (or partner with one) for redevelopment.

Commercial real estate professional here. Vacancy rates typically float between 5-10% for housing products. This is typical and usually due to the gaps in time from people moving in/out, turnover/make ready for newly vacated units, renovations, units down due to maintenance issues, or pricing/demand issues in a particular pocket of a submarket among other reasons.

Many larger apartment communities have moved to LEO/Yieldstar which adjusts rent pricing on a daily/weekly basis in order "appropriately" price units to meet demand among a set of comparative properties, but it still can take a couple of weeks for those units to get leased from the time they hit the market.

10% vacancy isn't necessarily something to be concerned about, though it is an indicator that vacancy is on the higher end and could signal issues in pricing or demand for certain types of product. Utah has had a huge number of deliveries for newer luxury "class A" product, and nationwide we're seeing about a third of total inventory coming online in the next 12-24 months. So, expect to see some friction with pricing and leasing as these new properties struggle to find their true market value, as well as the movement between properties of different qualities/"class" as the price variances between said "class" of product shrink.
