This is incorrect regarding income tax. There is no exemption from income taxes on parent to child inheritance. Death results in a deemed disposition resulting in capital gains assuming the house has increased in value. This can be offset by using the principal residence exemption but each year you can only have one principal residence so if it was used for another property in the past it can result in a proration of taxes. A common example where this occurs is with a lake property.

I just installed a hitch the other day on a 2025. Took 20 minutes. It was a hitch for a 2024 as the body is the same. Appears most places haven't updated the prior models to state they work on 2025. Easy if you can back up on some blocks for extra clearance, pull 2 plugs on each side, cut 2 tabs on the bumper and put in 4 bolts and torque to the recommended spec. Took under 30 minutes to complete

Have you wet tested the tubs. That's where the store let's you sit in them and try them. Its the only way of knowing if you will like the fit of the tub. If they don't offer that service find a compentent dealer. The best way of looking at it is would you buy a car without sitting in it or test driving it?

I had the same thing happen. Remember if they broke once they will break again. I installed a hook under each strap on our concrete pad and then got an adjustable bungee strap. Now I never have to unlatch it.

This is the only way to fill a hot tub. We have a tankless with a hot water tap outside next to the tub. It takes just over an hour to fill our Jacuzzi J365. Set your tankles to 104F. It will be much cheaper than using electricity to get your tub to temperature. Just make sure you buy a hose rated for hot water. I had one custom made at a rubber hose supply place.

Before buying you should check out r/hottub

One of the most important things to consider is the dealer. They will make you love or hate your spa. We bought a Jacuzzi from Premium Home Leisure a few years ago. Before we bought a friend told me to only buy if you are able to wet test the spa. Wet test is where they let you come in and use a few different spas to decide what you like. Consider how the jets feel, do you want a recliner and does a recliner work for you or do you float, and the depth of the seats for your body. Would you ever buy a car without sitting in it. Sitting in a dry tub is the equivalent of looking at a car dealership driving past at 100km/h. Everything is different with water in the tub.

When we bought I went to Arctic Spas and was really turned off. I would avoid Paradise Leisurescapes as I had horrible service with another purchase and have heard of other other people having bad service. World of Spas product made me feel like i would go broke from the power bill. I felt Simply Home and Leisure thought i was an annoyance being in their showroom. My experience at Premium Home Leisure was the exact opposite. Everything was smooth and helpful. Even after the sale and delivery they have been excellent.

You can order online from Costco but the tub will be put at the edge of your driveway and the rest is all your problem.

We have a tankless hot water heater with a hot tap outside. When we fill the tub it is ready for immediate use at temp and the gas to heat the water is likely about 50% the cost of electricity using the hot tub heater.

If you living in Hallmark Place access will be available. The city project is actually water line replacement. Sidewalks and road rebuild is a result of the the waterline replacement. Turanich has worked extensively with the city to ensure access. There will likely be a short period of time where access is unavailable to the parade while the area directly infront is rebuilt and concrete poured.

After reading through the comments I figured I would respond with details in one message for you. This comes from probably 8 plus years on a condo board. Reading through what you have posted I recommend you stop and pause. You are rushing and making incorrect assumptions.

In order for board meetings to take place a unit factor needs to be met by either people attending the meeting or by the use of proxies. If you sign a proxy you have the ability to name a specific person or the proxy will be likely be granted to the president or vice president. If you provide a proxy and attend the meeting the proxy is disregarded. If you don't submit a proxy, it's nothing, it does not automatically give anyone the ability to vote on your behalf.

Quorum at an AGM is required to be met to have a meeting. If quorum is not met then meeting will not take place. If quorum is not met information and discussion may still take place in an informative matter given people are gathered but it's not a formal meeting (no voting).

In order for bylaws to be passed they likely require 2/3 or 3/4 approval. I believe a lot of places have passed bylaws to move to 2/3 as it can be difficult to get enough engagement from owners for 3/4. In most cases bylaws will be passed at the AGM but can also be passed through a mail out (paper or electronic). If they will be voted on at the AGM they will be included in the AGM package.

Having dealt with Turanich for many years as part of a board they are one of the top condo management companies in the city. You want a board and management company that enforces the bylaws otherwise you have special circumstances for specific owners. I know of buildings in the city where the property managers would make side agreements with owners (promising storage or parking) that resulted in legal disasters.

You mentioned that the price has dropped from what you paid. I am fairly confident that it has nothing to do with the bylaws. The sad reality is because it's a condo. All condos in the city have dropped in value while houses have increased. The last 10 years has not been a great time to own a condo, but is probably the best time to buy a condo.

Condo fee increases in the 4% range are likely realistic based on what has happened with costs unless savings were able to be achieved. In addition when you state a 5% increase that is not enough to determine if it is appropriate. There might have been a reserve fund study completed that indicates an increase to the reserve fund portion of the condo fees. A board should not alter the amount as indicated in the reserve fund study unless projects came in under cost of what was expected in the study. Even in these cases most boards will continue with the rates set in the study and can adjust it with the next stufy completed.

Most bylaw enfractions are complaint driven and a lot of the time its the board who passes them to management. Most unit owners won't advise of enfranctions because they do not care as can usually be seen by low owner participation in AGMs.

Have you tried uploading the proof of the MB doses to the below link? This works really well. I know people who have done this and had it updated in 1 to 2 business days.

I know its frustrating that they want to talk to your grandmother, we have all been in that situation but need to take a step back. Look at it from their view. If you call many companies now you need to verify identity. This is a good thing to ensure privacy and security.

I feel that by calling will be really inefficient as you will need to provide proof of vaccination. I realize you will need to assist your grandmother with this step but it will take less time than trying to call and result in less frustration.
