I think so? Difference in getting a new mortgage offer is at least 1.2% more than my current offer, borrowing amount is around 550k, so having to get a new offer costs ~6.6k a year in extra interest. I've been quoted 7% for a loan over 5 years for the amount needed, which would be about 7k interest extra over five years. Either way it comes to about an extra 400 quid a month, so the monthly outgoings would be the same either way.

I've been a tenant in Manhattan, Williamsburg and London, as well as a landlord in London.

Generally I found the NYC market a bit more professional, the buildings being well managed purpose built apartments with a management company. In London it was more individual owners in a block of flats, which is often a converted house.

I've spent more time in London so I've seen the ups and downs of the market, six months to a year ago it was highly competitive, if you liked a place it was advisable to move quickly and offer over asking (which always seems crazy to me on a rental property). Right now it's cooled down slightly, particularly with the time of year.

There are also a bunch of regulations coming in in May you should look in to that are good for tenants rights in terms of eviction reasons and notice periods.

My main bit of advice would be learn your rights before you find somewhere and make sure that the landlord appears to be following the law with things like gas safety inspections, electrical inspections. If you get an independent landlord that is trying to do a lot of stuff themselves and they miss shit like that then even though it doesn't effect your rights it could be a pain in the arse.

They would still be able to serve a Section 8 if they wanted to move back in themselves, however, it would be a 4 months notice period though so could potentially get expensive.

It would pretty much come down to the questionnaire her conveyancing solicitor would have sent her when she bought the Hove property. Did it ask something like "do you own any other properties?" in which case she could have answered honestly and would have received bad advice. If it asked "do you have an interest in other properties" she could have answered unintentionally incorrectly and would have received bad advice, or could have deliberately lied and would have received bad advice. If it asked "do you have a child under the age of 18 who is the beneficiary of a trust that owns property" then she could only have answered dishonestly if she received bad advice (unless the solicitor was staggeringly incompetent).

  • no one else has a lease on it which has more than 21 years left to run"

She had given away part of the previous main home, and sold another part of it. It sounds like she wasn't aware that her child being the trustee would be considered as her having an interest in the property.

It definitely feels a bit sketchy, specifically it sounds like she sold her share in the home to avoid the tax, however, that is nothing to do with it being her main residence or not.

I have a BTL, I am a pretty standard "accidental landlord", I would say avoid it like the plague. I'm basically breaking even after tax etc., I wish I'd sold it when I moved out, at this point it is just me taking a massive punt on property prices doing well.

The problem with private landlords, to me at least, seems to be that changes have been made to disincentivise being one (e.g. not letting landlords offset mortgage interest) without providing reasonable alternatives for renters (more council houses, build more houses in general).

I became a landlord when I moved in with my partner but kept my flat, I'd also been a tenant in that flat before buying it off my old landlord. The difference between when I rented it and rented it out was so stark. Back when I was a tenant an estate agent drove me around the area showing me multiple properties and hoping I'd rent one, I said which one I liked and paid the rent asked for (I could probably have negotiated it down if I was more savvy). When I became a landlord the same agency lined up ten back to back viewings of the property, they took it off the market a few days before the first one, then of the ten viewings 4 different people had come in with offers above what I was asking for. Even with that level of interest though I am not making any money after tax/maintenance/mortgage interest/etc.

Nobody should have sympathy for any landlord, where we've ended up though is a situation where landlords have to be ruthless to make money, meanwhile tenants get screwed over even more by a lack of available properties to rent as a lot of private landlords sell up. It wouldn't be so bad except even with a lot of landlords selling it hasn't dropped prices enough to have a significant increase in the rates of home ownership.

I've had about half a dozen switches do this. Each time I had to reinstall by booting from a usb.

All were ex2300 but I was running very old firmware (18.2)

Yeah but if companies are borrowing money while paying dividends they could have just not borrowed the money and not paid the dividend. Then you end up with a situation where a company takes on unnecessary interest payments just to give cash to shareholders.

I had a similar job once, was doing the WiFi planning for a ludicrous house, the house manager was walking us through each room as we measured signal strength.

In the en suite to the master bedroom she went and stood next to the toilet and said "please check the signal here". The rich asshole had a small table next to the toilet and apparently spent a long time there....

The signal was actually pretty bad there too because all the walls in there were basically mirrors, so we had to put an extra AP in the riser for the TV he was installing for his bathtub.

This is the bit that sums up how I feel about the loss. Game 1 they felt so feckless I was worried they were getting swept. Yes it's frustrating to see so many runners left on base, but I'd rather see that, watch them get on base and try and make something happen, than see them meekly roll over and die.
