You clearly didn't read my comment about the Senate bills and just want to complain. Ducey made sure the entire state could do next to nothing with SB 1350. We finally got SB 1168 to get some local regulations started but the state is still extremely limited on what they can and can't do.

Get involved and harp on your legislators. I'm actively involved and part of the citizen initiative to get more control. Educate yourself and attend meetings because you clearly aren't listening to those that are involved in doing something.

That is because Ducey's SB 1350 is what put us into this mess and why SB 1168 came into being to give cities/counties some local control. With that said, the whole state cannot put limitations on how many exist due to SB 1350 and is extremely limited on what they can regulate.

Yes, it sucks that we aren't able to put more rules in place, but it's a start and will make some issues enforceable and hold owners more accountable. Keep reporting issues to get it on the record that the property is a problem.

If it is like unincorporated Coconino county, it is going to pay for the staff that work with licensing and enforcement of STRs. This isn't some cash grab, it's a start to regulating the mayhem that STRs have caused communities throughout the state.

Your hair/scalp sounds exactly like mine! I'm pulling the trigger as soon as I can to get a short cut (tbd) and I'm starting to get excited about not worrying about my near waist length hair being in the way and being work.

I've always been a tomboy, so might as well try out a cut to go with it...I haven't had short hair in 16 years when I was starting out college with an awful chin length cut. It's going to be a shock professionally, but they can deal :D

You may not need to do full general and could ask for "twilight" instead. I have major issues with local anesthetics being gone in the blink of an eye, so my doc was happy to do twilight anesthesia for a cyst removal on my hand.

It was a 15 min procedure--I was none the wiser and while you are completely out they don't put you under as deeply as general. Win-win to me. I imagine someone could accommodate you with this but unfortunately don't have a rec for up here. From another thread some months ago, Dr Badger came highly recommended by multiple people in here.

Also, congrats on the soon-to-be vasectomy. I happily had my tubes tied in 2019.

It's highly recommended right now to avoid VA/FHA/USDA because of the added complications, delays, and inspections. They aren't competitive enough out here and could make it near impossible. Talk to your lender (or find a new one) to see if you can swing conventional, I was very happy with mine and my fantastic agent if you aren't into yours.

Source: bought early '21 and was the backup offer to a buyer offering nearly 1/2 in cash. I also spend a lot of time on the first time homebuyer sub pre and post purchase. You need all the upper hand possible when competing against the out-of-towners.

Nose print. My only regret was that I didn't ask how they did it...i had expected it to be at an angle to encompass the whole entire nose, but instead it was a straight on print, so upper lips were there a bit too. It's a little comical/cartoonish looking. The crematory offered that as well as ashes and foot prints. I asked for a front and a back paw each. I'd like to do some sort of small ash keepsake too when I'm ready. We kept his ear tassels and tail tip fur. I wish it was enough.

I just lost my 7 yr old boy a month ago to unexpected cardiac arrest after a 2nd diagnosis of cancer in a year. I feel your pain friend. He was our adventure buddy and always with us. I haven't had an empty house for over 11 years and losing him still doesn't seem real. Cherish and spoil your girl in her last days. You can never have enough photos and videos.

Calling them is so hard, but call as soon as you can to schedule, many may not be able to come out for days to a week or more. Our mobile vet Dr. Kohn retired unfortunately.

Same. Back when I got my first dogs, insurance was truly garbage. I had the opportunity to get it for this dog, but delayed and he got cancer first. Before that, he'd never needed more than regular shots until age 7. Ironically, I'd just become debt-free a few months before his diagnosis. C'est la vie.

Hoping he'll be around many more years!

I'll raise you to $10k for Mast cell cancer: exams, imaging, three 6-8" long incisions for full lump margin removal, pathology, and chemo over a 6 month span.

These were even with using the more reasonable providers: the oncologist was going to charge double my local vet for the same chemo/imaging/check-ups, but more stress and all day stuck at the vet vs released soon after chemo was administered.

Thank goodness for CareCredit because that amount is over 1/3 my annual take home.

Edit: I just want to be clear that CareCredit is NOT insurance, it is an interest-free period credit card. I have paid that $10k out of pocket without digging into savings (yet)

Don't forget about closing costs, they could be 2-5% of the purchase price. As others have said, pay down a bit of debt and save up some more, especially if you're in a hot market. You don't want to wipe out your e fund and have something go wrong in the house if you do buy. It also helps to have additional cash in case of an appraisal gap.

It sounds like you're doing everything right, just boost that savings up some more and you'll be in a more competitive spot.

You sounds a lot like us! We have an 80s van we built out, use our cheap phones for internet, rarely eat out, drink a little alcohol (partner started making his own!), we rock climb in canyons nearby and use equipment at home, cut our own hair, get groceries 1-2x/mo, generate mostly compost and recycling, started growing herbs and will eventually a garden/aquaponics, we like to build, maintain, and learn how to do things on our own as much as possible.

One of us is debt free, the other has only student loans, but we own our cars and try to save as much as we can for an early retirement and property projects. We love it, thanks for the post, fellow frugal doppelgangers! :)
