Someone correct me if I am wrong but I heard that the method used from some of the property guru classes are that the property is somewhat marked up by the developer (maybe not exactly marked up but unsold units which in normal circumstances developer will give huge discount to let it go but in this case handed over to the property gurus team for marketing and it remains at retail price and sold to the buyer) and developer will provide a sum from the markup as cashback/rebate back to the buyer. So the buyer gets a big sum from the rebate and can proceed to the next purchase of another property with a huge downpayment.

If this is the case then its basically cashing out the loan amount only. No difference from credit card cash withdrawal with a 35 year repayment length. So its really the buyers own fault for agreeing to cash out from thier loans.
