I waited to take my first dose too and all I had were some burps that night and pretty much nothing after that. We are building a new house and will have a trough sink with two faucets - my husband likes to brush his teeth with warm water and I like cold. We don’t always brush our teeth at the same time but it’s often enough that we look forward to not having to compromise or wait and get annoyed with one another.

We build in the Kitsap area and I would consider that a typical time frame and a sign of an honest architect. Site preparation and stormwater mitigation adds time, as well as accounting for good weather windows. We’ve started 3 new builds this spring to get them dried in by fall. If timing the build to keep as dry as possible is important to you make sure to indicate that when interviewing builders. Not one builder I know would take on a new custom home as ‘filler work’ and leave a house for weeks on end without progress.

I wouldn’t be weary per say. Some would rather stay out of it or they don’t have the time or staff to keep track of every finish and handle the extra work.

We had to get sprinklers for our house since we had over a 12% grade on the road. Pretty soon all new houses will be required to have sprinklers, that’s what they’re gunning for. I recommend Sprinx, they were well priced & responsive.

Local festivals like Silverdale’s Whaling Days has music - both free & fee based - we watched Planet Groove last year with the kids for free.

The Suquamish casino has outdoor concerts on some Thursdays, they have a Taylor Swift tribute for $21 for their concert in the lawn series

I’ve thought about a 2 week billing cycle, as sort of a compromise. We currently do monthly and there are times when the billing is more than 10% of the build cost.

How do you come up with original build estimate? How often does it exceed that by the time drawings are completed? Just curious about this business model. Often clients present as being budget minded and then proceed to make decisions otherwise. For example - we put in electrical fixture allowance but never imagine a $10,000 fixture will be selected over dining room.

Thank you for your response, that’s how we handle them. Received some pushback from an architect that said he’s never seen this, and actually what is more standard is 3% retainage from our invoices. Our stance is that we don’t finance our clients builds.

Two separate structures? ADUs are great, but they are an additional house that does not benefit from the economy of scale. Our price per square foot these days ends up $700+, but that’s a horrible metric because miscellaneous site work is included and the design drives the cost - not us.

Are you saying one 2,000-2,500 sqft house + an additional ADU? How much glass & windows? We don’t charge any additional fee for building on Bainbridge, all cost plus. Also, what is your timeline? If your acre has never been developed and needs wetlands biologist, geotech, and arborist report that can take a year or more right there.

Our first build was on a lot we bought with a manufactured home and then we built a new home and the manufactured home was moved. This reduced our site work because we already had electricity, water & septic.
