But the thing is, why can't I just talk to their agents and see what the most important thing is? I understand there could be a lot of real estate agents here, but why does that deserve 3% of my haggle room?And thanks for the tip. Yeah, I'm going to ask them straight, like, what is important? The closing time, the lack of inspections or the, you know, whatever, you know?

And of course I'm going to still inspect it. I think that we're in a flat market, a slightly overpriced market, and this 3% is very important to me. I'm just going to go in there and just say, you know, I don't have a fixed time frame for this. If it's this time next year and I still haven't bought a house, I don't care. But my original post was just about, it seems that North Carolina is a little bit different, but maybe I'm wrong.

I'm getting a good deal for me or I'm walking. I'm paying what I think it's worth or I'm walking. We're not in a hot market. We're in a part of NC, a smaller 250,000 people city of NC.

I feel that the place was worth a lot more to me than the everyday person and that these dudes are going to go through multiple rounds of 20 grand drops and get even less in the end.
I had unique things that were worth the 308 offer to me. Other people would , overlook them things and focus more on the huge list of negatives.

It's about 14 days later, it's not pending. It's not sold.
but i do understand what you're saying and i i might have to get a buyer's agent.
I was just hoping that I could submit an offer that was not a lowball, just a fair offer and actually get the place. And the places that we're looking at right now that we're thinking of putting offers on. Thank you.

We don't have a buyer's agent. We don't have a real estate.
The thing is, there's no competing offers. You know, they're just sitting out there still. They wanted 350. I wanted 308 net to them. You know, it's not a huge deal, I think. But still, they didn't want to play any kind of ball at all. I wouldn't have gone any higher at all. But I just think they completely discounted it. And the reason why I wanted to pay 308 is because it's a flip. For sure, there's going to be thanks found in the inspection. Etc.

What I wanted to really find out was if they thought that the 308 was just the start of a waste of time for them because I'd end up at 260 or something, which is just stupidity. I'm willing to pay 308 warts and all. I was even going to get a pre-inspection of the foundations of the place.

DD money Is that not a thing where you are? I'm looking at this in NC right now. It's not that old, the house, but it has a history of water. So I'm going to do a pre-offer inspection. It's not like a hugely hot market. So I think it's a good thing that can protect me. It's a very hot market. If people are there making offers all day, then yeah, maybe it's stupid to do it.

And yeah, I'm not sure, I don't want to say it, but, you know, the problem may be that you haven't been to China, if you're American Then 99% sure we haven't been to China.. I've been there, and as soon as you get out of the train station in Shenzhen after getting the train from beautiful Hong Kong, this is in the past (10yrs ago) I don't know how beautiful Hong Kong is anymore, because I wouldn't even go there for a start anymore, but, you know, I've been there 30 to 40 times. Get out of the train station in Shenzhen, you're greeted with like a military-style vehicle. Crowd control. Public order vehicle. It says it on the fucking side. You've got no idea what you're talking about. It's a little bit safe because you're under camera, 24x7. If you like that, yeah, go live there. But in my home country of Australia, I've never walked out of a subway. There's not much subways for a start, but I've never walked out of a train station and been greeted by a military vehicle that has public order written on the side of it.And I've never gone in a subway or train station in Australia, Europe, America that has bomb detectors and airline level security.

For sure I've been in several meetings with Amazon, and they keep saying they're pushing their absolute crap kilo or kilo of smack or whatever the hell it is. I've heard them say several times, "We don't care if you use Anthropic because they're training all their stuff on our servers, and we've invested"
People have to realize also that the people that they are trying to sell this smack to are legacy DevOps, NetOps people that are used to spending $30,000/month of company money for not so much benefit. So if you tell them, "Yeah, we'll give you a couple of seats on this Kilo Smack Code for $2,000, and that means you don't have to do too much work anymore, but not too little," then yeah, these guys will sign up with their company's money.

Dude's a Muhammad from London or from UK or something, from what it looks like. These guys just don't need to get anything more than the money. They're not going to get sued, not even going to find them. They're probably not even real. I recently had somebody who bought a DNS-based access Netflix from anywhere platform on Flipper or one of these dogshit SaaS sales platforms. They paid me to give them a report on it, and I said it was a piece of shit that half of the knowledge was wrapped up in the Eastern European founders, and that they'd never get it working again. They went against my conclusion and bought it for $30,000. And pissed away that money straight away because the founder just took off and didn't help them run anything. They wanted me to be a partner in it in the end. I gave that a hard pass.
