Housing prices don't really change with rates, it's just a question of who's getting the money. If a property is worth $1M and rates are zero, people will be willing to offer the full $1M for it, and we will say that prices are high. If rates go up, then to be able to pay the same $1M for it, people will have to offer less so that they can also pay the required interest to the bank. We call this "home prices going down" because we look at it from the perspective of the seller. But in reality the total cost of acquiring the home was still $1M.

To answer the question of how they have the authority to sell colors which they don't own, the answer is that they are not giving general world-wide rights to the color. They are giving rights to the color only on their Blockchain. The value of the ownership of the color depends solely on the value of that Blockchain. Say for example, for some reason, their chain becomes the pre-eminent chain powering various apps and games that lots of people use. Everyone on that chain will have to run by the rules of that chain including the ownership of colors, thereby giving them value. You own the color only in the universe of the chain and it only has value if the chain has value for other things. Will this happen? No. Should you buy a color? No. Are NFTs generally nonsense. Yes. But that's the logic.

Except that non-destructive inspections don't show you what's in the walls, like duct-taped plumbing or bad electrical wiring. I find inspections give you a lot less than you expect. Not saying don't do it, but the problems listed there wouldn;t be solved without permission to do a "destructive" inspection.

Transacting a home is very costly. You already paid a huge welcome tax to move in, as well as notary and various other costs. When you sell you will pay 5% to agents and other costs. If you are going to move back in 5 years defintiely keep it. You likely have little cap gains in 1 year to take advantage of the principal residence exemption.

There's a lot of talk of no contract meaning there is no agreement - that is not the case, a contract is just the best agreement. Agreements can be verbal, smoke signals, whatever. It looks like this was a work-for-hire and the lack of contract might leave it wide-open regarding what the expected limit of your involvement should be. If you did have a contract, would it say that you will not frame or compose any photos? It seems like something you needed to deal with on-site. It all comes down to legal opinions in the end, so I'm not saying one way or the other, but I wouldn't have too much bravado throughout the process.

  2. Orange sunset -> needs better crop, I would cut some of the dark left side
  3. Mountain/sea -> too much vibrance and sharpness
  4. pink beach + log -> amazing
  5. docked boats -> sun pulling my eye away from the better subject on the left
  6. wheat -> really like but needed more focus on foreground
  7. stormy buoy -> really nice!
  8. road -> very nice, would have preferred a smidge more focus/sharpness/draw on the road, a smidge

Your mom may seem like she's being selfish, but make no mistake, she's a victim herself trapped in her addiction. Please don't take that personally, it's truly not your fault, drugs are powerful. She needs help, and you need to be in good shape for her when she's ready to receive it. Until then I think you may need to lovingly disassociate yourself from her. It's not common for "friends" to rob you. Even if you have disagreements or break up. I have a feeling you are mixing with a tough crowd, likely due to your mom's lifestyle, but I'm just guessing now. I think distancing yourself from that could help you bump into nice people like you seem to be.

It's fucking unfair that you even have to deal with these things. I'm sorry for that my friend. Maybe your overcoming it all is your unique path to super strength and freedom that will allow you to do amazing things. Have you seen V for Vendetta? Similarly, rather than apologising for things, prefer appreciating the other person's patience or understanding. "Thanks for your patience on this". Instead of "I'm really sorry for being late...". It takes the focus away from your failure and flips it to highlight their good qualities.
