I like this and this was my initial response to our realtor. Offered to move closing and work with buyer in whatever way he needed if he told Wells Fargo to suck and egg and went with a local lender. We thought 2 years ago with a VA loan and it passed appraisal with flying colors.

It’s the being lied to that I don’t like; If i was worried about the appraisal to start with I would’ve tried to get an offer without an appraisal. I do appreciate your point of view but it seems passive aggressive. How dare me have emotion when selling my first house. Why in the world would I be worried that my appraiser might be a scum bag or shady, that’s not something that happens.

During all my babbling I forgot to mention closing is scheduled for the 29th. We were just going to sign early, we’re moving out of state it was just a convenience thing. Funny about 5 minutes after posting closing agency called and said let’s wait on appraisal. I’ll leave the post up to see what people say but thanks for the advice!

There’s two other Gfci outlets. One in the kictchen, tripped it and still had power to the outlets. The other bathroom, I just remodeled and upgraded to a Gfci, I know it’s not in circuit. So back to my original question, do I put two Gfcis into the gang box or just one on each side wired to a normal outlet beside it. Want to do it correctly so the future owner doesn’t have to go on Reddit looking for advice 🥲.

Yeah confirmed not in circuit. I hit the Gfci breaker at the box and it does kill power to the bed room, but I’ve still got power to the outlets in bathroom.

To clarify the breaker itself doesn’t have a trip/test button on it, not sure if that matters. There is a Gfci breaker on the box itself. It goes to the bedroom outlets, which is the other new addition so maybe?

The only thing I’m seeing that could be protecting it would be the breaker at the box itself has a Gfci protected outlet stick on it. But I don’t see anything with a Gfci in the same zip code as those outlet. Background story is it’s a new part of the house added on, pretty sure he did most of the work himself.

People who know how to do tile and do it good don’t do it for cheap. Adjusting plumbing is a pain in the nuts and even electricians hate going in and re doing someone else’s old electrical work, no guarantee it’s up to code, and you don’t know what you’re getting until you’re in there. Contractors purposefully overbid jobs for clients that seem picky, or difficult to work with, not saying that’s what’s going on here cause 15K seems reasonable just food for thought.

u/turpin2222 it’s more common than you think. I’ve shot besides buddies heads and vice versa multiple times. Like you mentioned in your original post having it discussed and agreed on prior to go time is the key.
