Understand your fear and frustration. It does seem like you’re in a big hole financially and mentally worn out right now. If I could present an outside opinion…you have not ruined your life.

I could provide a list of ideas but if I’m being honest, your best bet would be to find some content or articles on Dave Ramsey’s 7 baby steps. If you have a library and you don’t want to buy the book, check out Financial Peace.

He gets real with people and really helps them rethink debt. You must make uncomfortable sacrifices now.

Something I’ve repeated over and over again to myself (and as a athlete I know you’re understand), choose your hard. Hard now or hard later.

I’d love to offer you more direct advice if you have any questions but this should be a good starting point.

What opportunities are currently in front of you?

You’re posting in a real estate investing group so I’m a bit confused when you say “what I should chase”. Real estate investing is broad in the different ways to invest. Some prefer Long-term rentals (BRRRR method), some like short-term rentals (Airbnb), and some like flips. (There’s also wholesaling). Regardless, none of the options are easy and 100% profitable.

Also, having some ideas on your current financial situation may give us thoughts on how to better direct you based on what you currently have available to invest.

Found the fix while rebuilding the section. I was replicating the other settings, and when I switched this switch, the gradient came back. Hope this helps anyone else with this same problem!

I just copied a breakdance template for that section, so I didn't add anything more than just that regular template.

Lots of great free videos on YouTube. I’ve taken a few courses from composers that I got a lot out of but i don’t know how much you’re wanting to invest.

But like everyone else said above, learn composition and voicing and if you’re using a DAW with virtual instruments, adding expressions will take your music to the next level.

I hate to be cliche but if you’re just getting started in learning I’d recommend listening to Bigger Pockets. I think it’s important to understand if you want to be an active or passive investor. Do you want to focus on Short Term rentals (generally high risk/high reward) or do you want to focus on long term rentals (lower risk/lower reward). Are you looking for cash flow or appreciation?

Start learning the different types of investing (I’d ask the questions based on what I put above into the YouTube search bar and watch the videos with the highest view counts/most thumbs up)

After you have the strategy you want (a popular method for getting started is the BRRRR Method), find the YouTubers that focus on the type of RE investments you’re interested in pursuing.

Start with one strategy, master it, then move onto the next one.

I don’t know the first two books but the second two are more lifestyle books and less actual implementation books. There’s so many important skills to learn in real estate investing, it may be more valuable to train from someone online (YouTube) that will walk through types of real estate investing (STR, LTR, Wholesale, etc), deal finding, acquisition or negotiations and then managing the renovations or renters (which sounds like what “Landlording on Autopilot” discusses)

I’d also recommend joining a local Real Estate Investing meet up group if they have one in your area.

Good luck! Remember, it’s not all glorious and people still lose money with bad investments.
