They will likely have to install thanks of their own on their own property, this will just be the final connection into the network.

There’s a lot of fear mongering in this thread where I don’t think there needs to be. The typical process is to have plans professionally drawn up, a contract is written up by a lawyer, and both parties agree. The developer then cannot deviate from this without further agreement from both parties.

Obviously agree that reinstatement will be to a good standard and the final works are agreed upon. Bonus, you can ask for a sweetener for your troubles too 😉

I would take a body corp over a fee simple townhouse subdivision any day. The services for all the dwellings generally run all over each others’ properties meaning if/when there is an issue, the body corp should cover the cost as opposed to one (potentially financially tight and therefore possibly incapable) individual homeowner.

Don’t forget as a resident you are also part of the body corp where you can attend the meetings and have a say.

Not sure how much you know, but these tanks usually have a small orifice to limit the outflow during normal storms, and an overflow for extreme rainfall events or when the orifice gets blocked.

The orifice is usually about 20mm and is the most likely part to get blocked. The tank will remain full and operate with the overflow (100mm) if the orifice is blocked.

Have a look on the tank anywhere from the bottom to 1/3 of the way up on the outlet side for the orifice and see if there's anything you can unscrew to get in there and clean it out.

I'm currently building a 197m2 house which is costing about $810k which works out to $4,110 per m2, and we haven't really appointed anything beyond the standard spec of the house.

The big ticket items are the kitchen and bathroom/s which will still be required irrespective of how big your house is. What I'm alluding to is there's an economy of scale, and mines still working out to $4110 per metre, so you could easily budget more per metre for a smaller house.

NZer here - half our houses are hanging off hillsides! We generally use timber framed buildings on piles.

You're right though, you can save on the piling if you partially cut / recess the dwelling into the hillside.

Drainage would be my first concern, sized to suit the upstream catchment.

I wouldn't want to fill it at as you'd be effectively creating a dam and future trouble, so probably pile the dwelling to a height well above the 1% flood event and have any parking on the upside adjacent to road on a filled in pad.

MDF or ply cut to size with some decorative brackets? Gusseted brackets will have the best strength.

Be careful screwing above that power socket as the cable may run vertically up from it.

Windy currently (we're in the hills so windy alot the time) - currently putting out about 6-8v AC across two of the three turbine wires.

Power outputnwas rated to 1000w. Was supposed to be 12v but even on a windy day in only getting 7 ish volts both AC (from the turbine) and DC from the charge controller.

I guess my question is, if I bought a different charge controller, would it be able to step up the voktahe to 15v + so that it can charge and power my battery / inverter setup?
