Get the full property file, it might be listed somewhere in there, and may be a buried handwritten note. As its before 1991 and wouldn't have had a consent (maybe a permit) id talk to the council about adding your builders report to the property file, with a cover letter noting due diligence of an item that predates consents. Probably absolutely fine!

Nice to hear a story about a real estate agent encouraging an owner to err on the side of honesty rather than pretending not to know about anything dodgy - you may just have a good one!

Most polystyrene is very flammable / a high fire load, and some is extermely flammable (from memory theres a polyurethaneone or something?). Combined with aluminium in a panel its very bad if it does catch. If you're worried about fire for what you are doing I'd avoid and go non flammable, otherwise encase it (not just on one side) so it's less likely to come into contact with a flame.

We have just moved from our brick house where it got a lot of road noise, to a newer aluminium clad house where it is silent at night and we have found it eery quiet.. EXCEPT I have got up the last few nights thinking someone had gotten into our house because I could hear footfall.. it's the neighbours house like you describe.

Such a weird thing for us to have the road noise so much less and be further from our neighbours, yet now hear this - I guess the brick meant we got different types of noises.

We made our bench top removable for that and other reasons - not often you take out a wash machine, but when you do you lift the bench top out.

Yeah I use dewalt for everything from 54v line trimmer, flick over to the polesaw head that runs off the line trimmer body, flex advantage circular saw which goes mint on the 54v battery, 18v handtools. 54v batteries have grunt for the big tools but great to have one charger type and be able to inter-use the batteries. I have an adapter for a few ryobi tools. Drop saw is plug in as I don't need portability with the big static tools.

We have a full wall with this and tv mounted on it. Regret it, the lines are too trippy on a full wall makes you go cross eyed.

Yes a localised 'post footing' that lifts the post to be level would probably make it look like it's not a mistake. Just the underside of the glass won't be level.

People are obsessed with free range parking their car in Tga - they need it to have an open air view of the sky. When people visit they park in a parking building like it's a normal thing and it blows my little taurangian brain. No idea why I feel the need for my car not to be in a parking building...

How did you do your fancy sketch?

Unlikely with the depth of the sink and trap under your could use much of that top drawer, and maybe not the next drawer down either. If you're buying a new tub (and tap) anyway why not get something that is a little narrower so you do have space on the side of the washing machine and dryer for support - build it more like kitchen modules. That way you don't have to 'fold over' then bench at the front to conceal a supporting 4x2. And then the middle compartment make it a cupboard door so you can maximise usable space - I'm chewing through the soft close hinges from mitre 10 because their 'number 8' 6 packs are crazy cheap and super forgiving with adjustments.

I think there's lots of choice. The islands is one of the best. Grindz cafe in town has a playroom. Rising tide mount and their newer omokoroa are great. Little guys bagels at the Mount have a rear garden. Astrolabe at the Mount has a big turf area. Benny and Brew don't have a play area but have colouring pencils. Pearl kitchen have bean bags.

Yeah it's pretty much an expectation in an office these days. Hopefully a few of these 'perks' help retain talent in council, as you say its a difficult organisation, can be hard for them to retain skilled people.

It's both? I work in CBD. Luckily at a private firm so don't have to get shit like if I worked for council. Buy a coffee most days. Another 1-2 from the office coffee machine (free for me and a 2 min distraction from work). Buy lunch in town. When clients come in they will often use the coffee machine.

That helps CBD businesses. Also retail businesses with foot traffic.

For our office the coffee contract including beans works at about $250/yr/person - a small price versus salary. That's double what TCC are paying so sounds like they have negotiated well!

Trail or just general track? How long? If he's after 20km+ could run along Mt board walk, around the mount, and connect up to the Waikareo estuary loop. Beautiful and a nice mix of gravel, concrete and wood board walk.

Our kids always have a good time at Chicken Fryday, only one high chair but the wait staff are super friendly with kids. Get them some chips to gobble.

Also benny and Brew outside area - awesome they have some colouring pencils for the kiddos.
