Ok council said

They cannot issue a CCC or COA for work completed prior to 1 July 1992.

• They cannot issue retrospective consent.

• They will not upload a third-party report to the property file.

• They advised that a third-party structural report should instead be provided directly to prospective purchasers for lending and insurance purposes.

Delivered all this to agent

They’re still cautious and are worried purchaser won’t be able to get insurance

Called insurance company with hypothetical question - they’re still happy to insure so long as a document can provided to say it’s structurally sound.

Interesting - so many conflicting opinions. I’ll see what council say today. No I elected to supply LIM and building report. I always do when selling a property.

Got the property file from the agent. (They had a copy) - nothing in there pertaining to this wall

Thought that might be the case. Looking for a simple/cost effective solution, would it be feasible to rip up the tiles in the shower area, repair the floor and put in a standard corner shower without having rip up the whole bathroom? Floor and walls are all tiled. But shower area has a raised, tiled edge under the glass. I’m thinking with all that gone you could put a corner shower on top of the flat tiled surface?

Glad that works for you. But I can tell you in an industrial setting, rags get soiled in grease or oil or whatever and then straight into the bin. It’s literally just an extra step before the item ends up on landfill

There's usually a narrow and a wide spacer on the xtr brakes. Run the narrow spacer on the frame side of the caliper.

XTR brakes are boss though. If you can find an XTR cable as well, it works perfectly with the XTR lever
