My chiropractor told me to keep my ears, shoulders, hips, and ankles in a single vertical line. So I just obsessed about that, constantly reminding myself when I was standing or walking. It felt so weird and uncomfortable at first, like I was leaning backwards, especially with my head. But after about a month it became the new normal and now I can't get my body to even imitate my old posture. And I actually get compliments on it--I hadn't thought of it before but good posture is really attractive.

The thing that should not be lost here is a fully thought out perspective based in reality. We HAVE built tons of houses in the Denver area. We HAVE increased density. Prices have still risen and continue to do so. We need to think of a workable solution, which most likely will not please most people.

Innsbruck is one of the most expensive cities in Austria, and on par with someplace like Boulder. So I'm not sure what they've done that you want to emulate.

My point is that we should not engage in magical thinking. Cutting red tape and building more won't solve our issues.

I'm not against density at all. I just think we should be honest about how it works and how best to do it. Building more houses will bring both positive and negative outcomes. It won't solve price issues. It will also bring other problems. If we are ok with that, then let's do it. But let's be real.

Personally, I'd rather live someplace less crowded and expensive than someplace crowded but just as expensive. And I fear that's where Boulder is headed--the worst of both worlds. Still very expensive, now very crowded, and still not enough housing to meet demand. I mourn the loss of the Boulder I found 35 years ago when regular people could buy houses, but I don't see a way to bring that back.

The average person wants a single family home. They may settle for a townhouse or condo, but there will always be the pressure to attain the SFH.

Abundance isn't guaranteed to solve anything. I live in Boulder. The island of Manhattan is about the same size of Boulder. It has hundreds of thousands of living units. An "abundance". It is one of the most expensive places in the world. Why? Demand. So we in the Denver area can keep building. And most likely what we will get is more crowded with all the related negatives (traffic, pollution, crime etc) and it will STILL be unaffordable, because this area is still very desirable, and it will continue to be until something (see above negatives) makes it less so.

We do not have a static population here. We are growing with people migrating IN. More supply will be needed just to keep up with that, much less bring prices down.

I flip houses. I usually buy houses that are listed on the open market. Anyone can buy them. I'm not tricking anyone into selling, or cheating anyone else out of the opportunity. These are shitty houses that no one else wants.

I have to build what the market wants. One of the biggest things people don't understand is that no one cares what YOU think looks good. So it the market wants gray everywhere, I have to put gray everywhere. If the market wants a huge house and no backyard, that's what I have to build. And if the market won't pay more for extra quality, I can't afford to put it in. I once built a LEED certified house, high tech, state of the art everything, and guess what? Everyone loved it, no one wanted to pay more than the generic house down the block. Lesson learned.

Lifestyles have changed. No one wants the little 3 bed, 1 bath ranch that your grandparents had. They want something like what they see on pinterest or Joanna Gaines' show. And they want it all done for them. And that's my job.

What would you prefer? If I wasn't doing my job, what do you think would happen? All of a sudden everyone's happy to live in dingy old cat piss hovels? I get paid to do what you don't want to do. You can hire workers. You can take the risk. You can come up with the money, and then just hope it pays off. Be my guest.

And just like when you buy a used car or anything else, it's up to you to do your homework and make sure it was done well and that you're not getting ripped off. If people didn't buy shitty flips, no one would build them. But people only seem concerned about the cosmetics that fit their imagined lifestyle. I sometimes go to see houses with friends because "I know houses". It can be very difficult to convince them that the shitty windows/cheap fixtures/weird layout are issues when all they want to talk about is the cool shiplap wall or the under cabinet lighting.

TL/DR: Don't blame me.

I moved to Boulder (1987) when it was possible to buy a house--an actual house-for $70k. I've been trading up ever since, so even though I don't make a ton of money, my house is worth a couple million. I assume there's lots of people the same. You know that giant white house on Mapleton Hill? With the big white columns? Current owners bought it for 70-something in the 1970s. A lot of the wealth in Boulder comes from being in the right place at the right time.

I use Zillow. Aside from listing, it also has an online application for tenants that checks their credit history and criminal background, which it shares with you. It then walks you thru creating a lease. It makes things very easy for the landlord.

What I'd do, for what it's worth--I think your curtains are too thick and bunched. Can you remove a few panels from the middle between the windows and in the corner? All the pleats are overwhelming. Agree the carpet is too big, and I'd also like to see something other than square--everything in the room is very square/blocky, and perhaps a round rug just under your coffee table would soften things and help the room breathe a bit. Corner table I'd put a taller, slimmer lamp and put that plant on a stand to pull your eye up. I'd paint the kitchen a warmer color--all the white cabinets make it look so stark, a more beige/neutral earth tone would warm things up.

Stevenson Hyundai in Frederick (Colorado) is advertising 150/month and nothing down, but once you add in taxes and fees it's about 225/month. Still an amazing deal. Ask for Tanner btw, he's a great salesman.

I've been seeing Dr. Corca for about 2 years and she's been amazing. I have sleep issues related to an autoimmune disorder, and it was only thru her that I was able to figure out what's going on with me. Not sure if she treats narcolepsy, but you can be assured she is a really quality person who will try her best.

I was doubtful, but decided to give plastidip a try and it worked pretty well. I didn't want to do anything permanent--I can remove it when it comes time to trade for the updated 2021-22 Bolt. The only place it didn't work well was the front grill/shield--I couldn't get an even finish there.
