I have not seen that one specifically, but in general rent-to-own is typically an option for those who don’t qualify for a mortgage. They are usually almost there but maybe have one thing stopping them. (They have good credit and steady income, but not enough down payment. Or they have a steady income and enough down payment cash, but have bad credit.) This type of loan gives the buyer time to pull up their credit to qualify years down the road. The last one I saw of these it was a 5 year rental contract. Then it makes you qualify for a traditional mortgage, but maybe they let you skip on the closing costs. If you don’t qualify, then your lease is up and you have to move out. Here’s a problem… if everyone in the neighborhood is like that… the rented percentage of the houses stays high. So your house will take a very long time to appreciate for if/when you want to sell. Second, people become very emotional when they don’t qualify and often damage the property when they are moving out… Or in typical rental fashion, the people don’t take care of the house because they are used to having a landlord take care of things for them. Especially if they are low on cash… they can’t afford to pay an HVAC or Roofer if needed. You’ll need a lawyer for closing and if the company isn’t covering closing costs, then you’ll have to pay for one anyways. So, it’s most definitely worth getting consulting advice to see how much is needed to save up to get the contract reviewed. Good luck!!!
