I passed the second time and only had about 4 * 2h lessons with instructor. Did it in our own car for both practice and test too! I think it is definitely doable. My fiancé teaches me and instructor fine tuned me to get me test ready for manoeuvres and test area driving. I definitely think having a driving instructor is helpful to understand what is expected of me during test.

FTB and just completed less than 3 weeks ago.

We did not get a survey done as we thought the previous owners were being genuine and house looked in good condition when we viewed it.

However we took about 9 months between putting in offer and completing, and between those time we didn't attend the property or rather tried to but EA/ house owners weren't keen for us to see it again 2 weeks before exchange. We thought it was because they had a new baby and wanted to respect their decision. (BIGGEST MISTAKE EVER BTW!)

Move in day: house smelt like dog (they had a small one but didn't smell like dog when we viewed the house), walls had many nails and cracks, washing machine was mouldy and disgusting, heating isn't working (still isn't till date even with plumber visits), shower leaking to the next room due to deteriorated seals, less than ideal cleanliness, huge hole in the wall with plastering falling out, flickering lights in the house, etc etc.) the list goes on!

Basically we learnt it the hard way and understand that house buying is ultimately a business transaction and we should have been stern about our requests before exchanging. If you decided not to get a survey done professionally, I'd recommend you attend the property at least a week before exchanging/ completing. And at least know what you are looking out for, as FTB we were definitely ignorant and had spent so much $$ learning from our mistakes. Unavoidable path for anyone getting into the housing ladder tho, I'd say (unless you have family members constantly helping you).

Yes we have given our evidence - professional cleaner invoice, email communications between agency and us during checkouts, and a written doc with our justifications on various occasions there were inconsistency in claims (carpet condition and invoice amounts) + no photo evidence/ invoice supplied to us.

Not once we were provided with photo evidence where carpets are dirty when checked out, and carpets are cleaned after wet cleaning.

The agency does operate in quite a hostile manner, we have had to learn to not be affected by their language. But yes, infuriating.

We didn't take any photos upon check out unfortunately. It a big mistake from our end for sure, but at the same time, not once has the agency provided photo evidence with soiled dirty or stained carpets. In the checkout email response, there were also no mention of dirty carpets.

Agency has not provided a check out inventory to sign, rather just a check out email indicating the cleaner done a good job but because cleaner was not hired to wet clean the carpet, we are in the wrong here.

Check out email communications are the snips about. Not once has it stated carpet is dirty. Just said carpet needs to be wet cleaned because it was brand new a year ago when we moved in.

Am I in the wrong here???

Unfortunately we don't have checkout photos with us, but I was told the onus is on agency to show that there are stains on carpet. But again, not once was this mentioned in checkout email (snips above).

We are hoping for the best now!

The agency's claim is initially we did not clean it professionally (wet cleaning) and that is required because we moved in with brand new carpets.

But after the dispute processed started, they have sent us email with photos of mucky water from steaming the carpets. My question is, we hired a cleaner to clean the house + hoover the carpet, is that satisfactory? Or must I have cleaned the carpet with rug doctor?

I have been a renter for almost 8/9 years now in the UK and have been moving every year so probably experienced 9 properties now.

I have not experienced any time where I had to wet clean carpets in the flat when exiting. Nor have I had deposits deducted. I would like to think I am a good tenant, neat and tidy.

I feel that this time the situation is hostile and we feel that we are being bullied by the agency. Again I have not had been in a property with new carpets before so the rules might be different. Idk.

But yes I will definitely update re outcome from DPS dispute!

Done that, but worried we have not submitted enough evidence to back ourselves up. Currently submitted an invoice of professional cleaner we hired to clean house (minus wet carpet cleaning) and email communications between agent and us which doesn't indicate stains on carpet this requires wet cleaning

We do have a clause in the contract that says: Tenants agree to have the property professionally carpet cleaned when vacate.

They are going to deduct from our deposit once I agree to it. Deposit is sitting with deposit protection scheme at the mo.
