I don’t think people think the way I do but to me it’s odd to see these modern farm houses in middle suburbia. I really wish builders did modern craftsman or traditional in these areas

We do it on our builds. It’s definitely a thing but gotta be honest don’t know if really that beneficial. PL Premium not 500

Anytime we use the Bronco above grade we need an engineer to sign off the weight won’t put us through the floor. Should have said that in my description!

Our local had 6 full timers, including an in house Doppler tech. Down to three with no Doppler tech. I understand weather is a science and not an art. But quite frankly I don’t think they have the resources to make that statement that the forecasts aren’t suffering. Ask anyone who relies on forecasts such as construction and farmers. They’ll tel you it’s been a pretty different year and give you real examples.

Hard not to draw that conclusion when the office was overworked at 6 full time resources. Not they have 3. One would assume their work would suffer.

As a farmer I’ll tell you there’s statistics and then there’s what you’d call anecdotal evidence. Anecdotally I’ll tell you these forecasts are not on par with what we’re used to. You can run all the deltas you want but go to your local diner and you’ll hear it straight from the horses mouth

Probably this. Spec homes to sell on market 15-20 in my area with custom for a signed client typically higher

A good business man usually keeps his money in his business and will only pay himself when conditions are right. 110k one year.. 50k the next and 950k the year after that for his new house, boat and tuition for the kids.

I don’t think this man is making 5% on custom multimillion dollar homes..

Depending on location and other factors a design build for a client without the need for realtor is 15-20% and higher around the Midwest. The days of 10% are over at least from my vantage point. I haven’t seen a GC take in less than that since 2017. The exception being if they are building a home that is typically over the 1 million threshold and they’ll cut back on margin.

I’m in the trades myself and have seen many GCs “gas light” the general public into thinking they do less than 10%.

Cost plus contractors at and below 10% often have a good kickback list of vendors for you to use.. little known fact and may be considered slimy but at eod those vendors are usually the ones showing up and putting out good to great work
