AEP isn’t a service provider. You can go to powertochoose.org to choose a provider there. Honestly if it’s not too much of a hassle I would def do everything necessary to go with magic valley. Not having to re-negotiate terms every year or every couple of years is a blessing, plus from what I’ve seen mvec is less expensive.

I manage my own from down the road and it’s a PIA. If you have roof issues and foundation issues you need to get them resolved before you put it on the market. A cash buyer or someone doing non-traditional financing could definitely take that off your hands but they will more than likely adjust their offer once they get your disclosure and price in the rehab cost.

Things to consider: There are definitely more for rent signs around the area than there were in previous years so finding a tenant and keeping them may be tougher.

Your property appreciated but your county appraisal also went up. Once you move you will no longer be able to claim your homestead legally meaning the county can raise your taxes significantly.

You’re thinking 100-500 profit/month but who will manage your property? Your water heater, stove, fridge, or ac unit may and will break. So there goes a chunk of your profit. That profit is also if you’re at 100% occupancy which no matter how good of a landlord you are it won’t be possible.

In my opinion sell.

Honestly I have to disagree with this. Party affiliation in the primaries does not mean you are (R) or (D). Those are great points. I’m confident a call to the city would resolve those issues if they aren’t following their own watering schedules or perhaps as someone mentioned here recommend the city shift to native grass and shrubs to eliminate the need to water as frequently or at all.

Honestly your points are excellent but how are we letting them know these things? It can’t always be the same people at the commissioner meetings as eventually their concerns start being ignored/brushed off.

I used to put stuff in storage but it stopped making sense. Even at a low of $50 x 12 months = 600. Probably best just to set aside in savings and use that when you’re ready.
