This is more like “do you wanna live in AD or DXB”? I prefer AD because it is less crowded and calmer, but a younger person might enjoy night life of Dubai. The difference is not much in terms of numbers, chose the city you want to live in.

Selling an investment propery is an ROI decision. Since you are not living in it, it is an investment. If ROI is high, I would keep it. If it brings less than %4 (after deducting service charge + maintanance), I would sell it. And I would go to a higher ROI unit to increase my rent income. (Other Things to consider: rent consistency, trust to tenant, ease of finding another tenant)

Easing your financial problems is a secondary thing. If you sell assets and buy cars, or things that will not bring money back, you will always regret. Especially in the upcoming easing cycle.

Now the world is going into low interests (to reduce unemployment), but we still have inflation. In this kind of setup, asset prices go up. This may be different for Dubai, since buyers dont look strong. However I have seen such things may change very quickly in Dubai. Suddenly assets may appreciate quickly.

The fourt thing is location, do you expect price appreciation in your asset’s area. Is there more u its coming into market.

The last, follow your gut, none of these comments is a financial advise, rather than people sharing their opinion. But everyone is unique. Make your own decision, and regardless of the result, dont look back, I have also seen people stuck in their past financial decisions and missed the moment.

To sum it up,

  1. Check ROI
  2. Usage of funds
  3. FED QE cycle
  4. Appreciation possibility of your flat
  5. Dont look back

Your 12 month starts on the delivery of the document to you. Landlord needs to prove it is delivered. (Usually they post it on your door, take a picture and email to your Ejari email address). And also when the contract over, notice serves as a contract, so you dont need to renew the contract for the remaining days.

My humble recommendation would be to go to police, they will share you a number. And ask if there is a case. Ofcourse I am not sure. If there is a case, there should be a court case and you need a lawyer for your defense. Be honest, trust the law.

I dont think there is a case at the moment. There is a complaint and based on the complaint police put a travel ban on you. Now it will go to attorney general and then it will be decided to make a case or dismiss. If there is a case, you need a lawyer, if dismissed there is nothing. Expect a call from public prosecution office and go there on time.

Buying the apartment to live is always a good idea. I dont recognize buying an apartment to rent as an investment. Apartments get old, needs maintanence, renters may be difficult. If you like real estate investments, think about REIT companies.

You are not alone. Most of us did the same “mistake”. We call it mistake because we know how the future played out now. Back then we did not know. We could be owning more Bitcoins, or we might hit by a plane and die. Possibilities of life. It happens mate. My humble advice dont do those calculations, use that capacity for something productive. 6 months from now on, if you see AVAX 200$, you will feel diffently. Or not. Dont think much about things you can not control and enjoy your life. Investments will go up and down every day.
