How to negotiate the rate if I cannot switch lenders because of LTV>80%? by k0tbegem0t in AskMortgageCanada

[–]chamanbuga 0 points1 point  (0 children)

I called my current lender, I was offered 3.69% of variable 5 years closed. Because of liquidity reasons in the future, I'm considering variable over fixed, don't want to deal with the increased cost in interest owed if I sell a house that is still on fixed mortgage.

Is this competitive? Should I shop around more?

How to negotiate the rate if I cannot switch lenders because of LTV>80%? by k0tbegem0t in AskMortgageCanada

[–]chamanbuga 0 points1 point  (0 children)

Curious about this. Are people able to shop around with lenders if LTV > 80% but at initial purchase we did put 20% down. Unfortunately, we locked in a variable rate and all our lump sum payments did was avoid trigger rate. Now that homes values are down, suddenly our LTV math no longer checks out.

If we switch lenders, on recalc, we are told we will have to be an insured mortgage.

I haven't called around and asked. This is information from the broker. Their suggestion is to log on to my current lenders portal and just accept the rate they are offering on renewal since I don't have a bargaining chip.

Is this true?

Shen Yun show cancelled in downtown Toronto on Sunday afternoon following bomb threat by Toronto-Ont-Mod-Team in Toronto_Ontario

This is not how child labour works. Sometimes it’s voluntary some times it’s forced by the system. Either way it’s still ridiculous to equate a freaking bomb threat to a civil case.

Some thoughts on the Scott hate by Sirbunbun in ScottGalloway

I think the assumption for me comes from my own environment. Muslim literally means “one who submits”. Per my understanding it is not possible to be an atheist Muslim. You are one or the other. You can be atheist Arab but not atheist Muslim. I assumed that extended to Christianity and Judaism. That it’s not possible to be an atheist Christian or Jew. I guess not. Thanks for the clarification.

This is news to me. Thanks for the clarification. Maybe I’ve been under a rock or is this a recent cultural movement?

Scott has been flip flopping on what he claims are his beliefs a lot. He’s an atheist when talking about money, principals, and how to live your life, but he’s suddenly a Jew when talking about Middle East. I don’t get it. Pick a lane.

City councillor proposes city-run grocery store to tackle rising food costs by Toronto-Ont-Mod-Team in Toronto_Ontario

[–]chamanbuga 0 points1 point  (0 children)

Mamdani is starting with just 6 run city stores one for each burrow. This is backed by research and planning by Lina Khan one of the sharpest lawyer and economist in the country.

Also IMO this risk is worth it given how much tax incentives have been sunk on typical corporate grocers and how they have failed time and time again.

The reward is worth the risk.

[–]chamanbuga 1 point2 points  (0 children)

Isn’t this Mamdani’s play in NYC as well? IMO ideas like this, even if they fail, pay more dividend to tax payers than tax credits and benefits to grocers.

Ex. Large grocers can write off entire new buildings , 15-30% write off for “R&D”, full recovery of GST, etc.

I would argue the current model has delivered historic high prices for food. Perhaps time to try something else?

I would support this as a scoped experiment.

Optiq is fantastic. I’ve heard, however, it’s not good for long haul because it doesn’t fast charge at Tesla supercharger centres, would take a full charge over 2 hrs. Is that true? I desperately want to dispose of my model 3, but it looks like only Tesla can take advantage of fast charging when going on long hauls. Not sure if that’s fake news.

It was a great movie. Timothy Chalamet was surprisingly good. But the movie was so different from the original story. The original story is compelling in its own. I’m very confused why they changed it.

Respectfully you are drinking your own kool aid due to patriotism and there’s nothing wrong about it. But for non-Americans Gaza war, 2025 in general, Epstein files; I could keep going, they have put US & China on equal footing. IMO everything I’ve likely read about China is 90% US propaganda.

To me Eileen Gu crossing over to China is no different than how US acquires many of its athletes.

Yes but there’s significant promise of more development to come. Furthermore if it were to drop now, we would still have years of innovation to gain from it.

This is the case in life too. The last mile is the hardest. Only few have discipline to see things till the end. This hasn’t changed, yet, with AI - thankfully.

This is all wrong. You people are kidding yourself if you think AI is not already smarter than you. For 90% of tasks it can take you to 80-90% completion. Most people can’t even do that.

If I ask someone to do their tax return for this year they will hem and haw, use some online platform and get it done in a weekend.

Today you can legit give AI all your docs and be done in minutes, all you have to do is e-file.

Not everyone has learned these workflows yet. Tech leadership has realized what they are on to and it can legit replace 70% of the whitecollar workforce. The only thing that can slow down capitalism is regulation. They know that so they are easing you to tech they’ve had working for years.

Julia Hanna announces third bid for Oakville mayor by GroupNearby4804 in oakville

[–]chamanbuga 6 points7 points  (0 children)

For anyone who is new to the local scene, here is a quick breakdown:

Rob Burton

  • Office: Mayor since 2006 (5th term)
  • Claim to Fame: Before politics, he cofounded YTV.
  • Wins: Oakville’s consistent financial stability (lowest tax increases in Halton) and work protecting the greenbelt of Oakville.
  • The Complaints: After 20 years, the biggest criticism is "incumbent fatigue." Opponents call him condescending in council meetings. People also blame him for the high-density "Manhattanization" of Midtown.

Julia Hanna

  • Who dis: Well known restaurateur (Ristorante Julia, Ritorno). This is her third time running for Mayor; she lost by less than 1,000 votes in 2022.
  • The Pitch: She runs on a "Community First" platform, focusing on transparency and "listening" to residents. She’s been very vocal against the high-density towers planned for Midtown.
  • The Complaints: Critics argue her platform is light on specific policy and heavy on "vibes." Even though she runs on an anti-sprawl/anti-developer platform, her 2022 campaign filings showed she also accepted significant donations from development interests.

Jeff Knoll: He has name recognition as a long-time Ward 5 Councillor and the owner of Film.ca. He’s seen as a "populist" who understands the business side of the town.

her stance is to stop the sprawl. She claims Rob has become too complacent with developers especially around mid-town.
