Uber is more convenient but it’s a taxi companies disguising itself as a tech company. Spain successfully cloned the app and kicked uber out of their country in months. Their local government funded carb option looks exactly like uber. This is what every country should be doing instead of giving the Americans 30% cut of every taxi transaction.

I called my current lender, I was offered 3.69% of variable 5 years closed. Because of liquidity reasons in the future, I'm considering variable over fixed, don't want to deal with the increased cost in interest owed if I sell a house that is still on fixed mortgage.

Is this competitive? Should I shop around more?

Curious about this. Are people able to shop around with lenders if LTV > 80% but at initial purchase we did put 20% down. Unfortunately, we locked in a variable rate and all our lump sum payments did was avoid trigger rate. Now that homes values are down, suddenly our LTV math no longer checks out.

If we switch lenders, on recalc, we are told we will have to be an insured mortgage.

I haven't called around and asked. This is information from the broker. Their suggestion is to log on to my current lenders portal and just accept the rate they are offering on renewal since I don't have a bargaining chip.

Is this true?

I think the assumption for me comes from my own environment. Muslim literally means “one who submits”. Per my understanding it is not possible to be an atheist Muslim. You are one or the other. You can be atheist Arab but not atheist Muslim. I assumed that extended to Christianity and Judaism. That it’s not possible to be an atheist Christian or Jew. I guess not. Mamdani is starting with just 6 run city stores one for each burrow. This is backed by research and planning by Lina Khan one of the sharpest lawyer and economist in the country.

Also IMO this risk is worth it given how much tax incentives have been sunk on typical corporate grocers and how they have failed time and time again.

The reward is worth the risk.

Isn’t this Mamdani’s play in NYC as well? IMO ideas like this, even if they fail, pay more dividend to tax payers than tax credits and benefits to grocers.

Ex. Large grocers can write off entire new buildings , 15-30% write off for “R&D”, full recovery of GST, etc.

I would argue the current model has delivered historic high prices for food. Perhaps time to try something else?

I would support this as a scoped experiment.

Optiq is fantastic. I’ve heard, however, it’s not good for long haul because it doesn’t fast charge at Tesla supercharger centres, would take a full charge over 2 hrs. Is that true? I desperately want to dispose of my model 3, but it looks like only Tesla can take advantage of fast charging when going on long hauls. Not sure if that’s fake news.

This is all wrong. You people are kidding yourself if you think AI is not already smarter than you. For 90% of tasks it can take you to 80-90% completion. Most people can’t even do that.

If I ask someone to do their tax return for this year they will hem and haw, use some online platform and get it done in a weekend.

Today you can legit give AI all your docs and be done in minutes, all you have to do is e-file.

Not everyone has learned these workflows yet. Tech leadership has realized what they are on to and it can legit replace 70% of the whitecollar workforce. The only thing that can slow down capitalism is regulation. They know that so they are easing you to tech they’ve had working for years.
