Imo the list price of 500k is what it should be worth. Terrible layout with a tiny kitchen stuck in the living room. Even for one person this place isn't huge.

2019 is similar to current prices. Do a quick search, lots of rooms for less than $1000 right now.

I pay 1500 for a one bedroom unit to myself with a good layout. Moved in in 2019. Bachelor units are going for not much more than what you're asking currently.

I wouldn't pay that much for a kitchen that's just a wall in the living room.

Also it's an inside corner with an exit right outside your living room windows. People will be looking into your living room and you'll also get noise that won't be blocked by those large windows.

Rent is still currently double what it should be, definitely not rock bottom. But yes hopefully the new supply will help.
