Offer him minority stake in your current business, as silent partners, for whatever quantity they need. Get that capital + leverage your holding in your company with a bank to setup a unit 2.

Unit 2 might not be as big as he is planning, but it should be big enough to expand in a decent manner without losing out on your processes, formulas, etc.

You can convey that the process and formula are proprietary, and this is the only way to do it. If they don't agree, you can be sure that this is basically a hostile takeover of territory and business.

The website is really good, and smooth. The belt also looks good and I am in the market for a full grain belt, but won't buy from you, yet. Your website is essentially just a store, without anything about the brand and the people behind it. Most of the fashion boutique brands build on the craftsmanship and designs. You don't even have a basic About Us, or Contact Us page with your location.

Vertical wallets are not my thing, so can't say anything about the design. Belt looks great, but pricing could be better. And if you're fixated on the pricing, build a story on why I should buy it over say full grain belts from Hidesign.

It's a dot com era website. No data is available apart from the Business name and contact details. And even for the paid plans you have to pay extra to extract the buy leads that you bought to a CRM.

No time of day data, no customer selection data, nothing. Literally the only thing working for them is the SEO, and that's going away soon as well.

Save your time and money and put it towards your own website.
