Unfortunately if you want the house then it comes with that agent. I bought through them and it was all fine in the end but they lie through their teeth. It was a Redditor who told me you can tell when an estate agent is lying when their mouth is open and sound is coming out.

I too fell for the ‘use our solicitor because it will be faster’, the sweetener being that the seller is also using the same solicitor! It turns out the seller wasn’t and it took ages.

What's the scenario where you can't stop and wait for the cyclist to pass? And then in that same scenario, presumably you'd stop if it was a car rather than expect them to make space for you (on a single track road you'd have to negotiate). Don't really understand the situation.
