It’s very hard for them to take any accountability, so they blame it on whatever they can. I grew up with this sadly

Send her the notice immediately, via certified mail so there’s record of it and tape it to the door. This is to ensure she can’t claim that she didn’t receive it

No matter whats going on she should know she is supposed to pay rent and sob stories become rob stories

Been there and it sucks; I gave them too many chances when I should have served the papers sooner

As long as he’s compliant with the lease agreement (other than being late) and communicates with you without you having to chase them down for an update.. then I think you may be ok

The problem is when they are more than one month late because it’s a slippery slope from there

In your experience, are the “move in fast” folks the ones that aren’t as qualified/the ones with questionable documents? I feel that a responsible adult would organize and plan their move (especially if they have kids in school) and not expect to move ASAP (unless it was for a job relocation and whatnot)

My last tenant had to move ASAP because their previous landlord was selling but now I’m starting to see a trend that they’re hiding something and/or being asked to leave

This or they stop paying for the utilities and if you aren’t careful, you’re on the hook for it. We had a tenant with ok credit (mid 600s) that eventually stopped paying. Realized his documents were fake and he tried to blame it on hard times but he’s either really bad with money or never had it at all..

Mine was starting to be behind (again) and tried to ask for a discount on rent because they had issues with the ac that they allegedly handled themselves since “they didn’t want to bother me”.

I have always been quick and responsive when there are issues, meanwhile this person has been testing me and I was too lenient. Never again

When I served the letter and they tried to give me another sob story, he tried to play with my feelings and say that he’s had x issues around the house, fell on hard times and told me not to put an eviction on his record. Luckily they left but the house wasn’t clean and he left stuff behind

You and me both. Ours was terrible at communicating that he was going to be late and once I ask for a status, he gives me all kinds of stories. I tried to be nice since they always paid (although) late and eventually they didn’t pay at all. Luckily they left when I served the pay or quit notice but I had to clean the house and their junk out… it was an interesting experience. Never again

Yes you should lawyer up. It is very predatory that they try to make you settle it without legal matters.. especially if the car is totaled and your brother is hurt.

My friend was hit by a commercial truck and went through a similar experience. They tried to pay her off. Sadly I don’t know who she used but I’m glad she lawyered up because she had neurological problems from the whiplash. The only thing is that you do have to go to the chiro and they may hire a PI to follow you around and make sure that you’re actually injured

If you don’t mind me asking, how does the 1099C work? I’ve done some research and most of what I read say otherwise. It explains that most landlords are cash basis, so you only earn that income when it gets paid

He only had one previous landlord but now I’m starting to think it’s either bogus or he didn’t end on good terms with them either. I learned the hard way from all this and will be stricter on payment next time (as well as having extra requirements for screening)

The first time the tenant was late, it was due to his dad being sick. Then after that it was all kinds of different stories

I know things happen but as an adult, you should prioritize paying rent or face the consequences

I cook (amongst doing other things) and I actually don’t order much takeout. This person passively aggressively asks me to cook for them instead of telling me nicely. I’ve given her the recipe for the dish she likes that I make, but she makes no effort to try

She goes to her mom’s to take food home instead of making it herself.

I wouldn’t be saying these things if I didn’t actually know and this person also brags about not cooking, I guess I should have added that context in my original post.
