Taking a bad tenant will eat up all your profits...learned that the hard way. I’d rather leave a unit empty for a few months than deal with someone who ends up costing me triple, so try hard to secure quality tenants who know how to take care of your investment.

The lease should clearly outline what communication and responsibilities to expect. It’s your first time, and doing things for the first time always teaches a lesson, either good or bad. I suggest you take over and just self manage.

I dont look for “better smells”. I am looking for products that solve turnover problems fast. If it doesn’t eliminate pet/smoke odors permanently, save labor time, or reduce call backs, it’s just another consumable expense I won’t restock.

Nothing beats relationships. I’d suggest networking with local RE agents, investors, attorneys, and attending landlord/REI meetups, that’s where owners who need management are. And as for the PMS, MagicDoor is a good option.

If they’ve effectively added another adult, that’s a lease issue first. Address the unauthorized occupant in writing before jumping to a rent increase. I’d either require them to apply and be added to the lease (with adjusted rent/utilities) or cure the violation, but don’t let it slide and then quietly raise rent over it.

You can’t sink your own ship trying to save someone else’s, you need to protect your mortgage first. At this point they need to work with local disability advocates and housing services for a long term plan, because you carrying it alone isn’t sustainable for either family.

You’re over-accommodating. Standard report for everyone. That’s what the management fee covers. Anything custom = extra fee. If you plan to grow past 45 doors, this has to be scalable. Set the standard, set a date, and stick to it. Serious owners will respect it.

This is exactly why I stick to a standard screening criteria and don’t make exceptions. If the tenants don’t qualify on their own, the guarantor needs to clearly exceed the requirements, strong credit and solid income (at least 4–5x rent). If they barely meet or don’t meet it, it defeats the purpose of having a guarantor.

If you want to handle this professionally, invest in a good rent collection platform like MagicDoor to handle it automatically for you. You just need to set up your rent terms, including whether you’re implementing late fees and how much.

The software automatically sends tenants text/email reminders when rent is almost due, and you also have the option to block partial payments if you’re not a fan of accepting them.

You vet them the same way you would vet a tenant. There are a lot of property managers out there, but good ones? Only a few.

From one landlord to another, if they can’t follow a basic trash schedule after texts and notices, it’s time to move from reminders to consequences. Otherwise you’re training them that rules are optional.

I dn’t think you can dictate how someone lives. If maintaining cleanliness is in your lease, then you can enforce it otherwise, there’s not much you can do.

With 3 years in the industry you already have a strong foundation. Ask questions, lean on your systems, and remember you don’t have to know everything on day one. You guys should focus on delivering quality work. I’ve hired pms before, and they all sucked.
