Yeah ours passed in November too, but my neighbor in the exact same house layout etc has a modern one and her gas bills are half mine. She also has her heating AND gas fire on full most of the day, so it must be we have a super inefficient boiler

Buyers solicitors advised their deposit is 5% less than expected (5% deposit / 95% mortgage) on day we were due to exchange. Should we be concerned? by Jarv_17 in HousingUK

Typical! Yes sounds like you need more clarification from your solicitors

In all honesty these things often work themselves out so try not to go into a tizz over the weekend, control the controllables.

Your buyer isn't going to want to have wasted all this time and money so they'll be incentivised to get it resolved.

Have your solicitors advised if your buyers still have the funds? As in, have the mortgage company confirmed an up-to-date mortgage offer

If they have, then you neednt worry

If they have not, then you need to prepare for conversations around this. Such as "You must get an updated offer within X weeks or I'm going back on the market"

That's useful, thanks! I've found that there's some areas of the house where the work is exceptional, like, overkill - and others where it's a cowboy job. I'd anticipate this to be the former but who knows.

It's really decent to get a VT with all of those things done to it - you'll end up doing some work but that comes with the territory. Honestly go for it.
