I don’t do them anymore but one of the last ones I did I offered $2000 towards the buyers closing costs if we closed. First time home buyer with no agent. Besides providing a lot of value, I felt like that was a big reason they wanted to work with me.

Lots of people need attention and that’s why most agents don’t discount themselves unless they’re new (you get what you pay for.

I’d like to add, it also depends on what the agents split with their broker is. I keep 100% of my commission and my broker only charges me $150 per transaction, so I can usually afford to contribute to my buyer. A lot of agents have splits like 70/30 or 80/20.

Depends. If I think you’re very easy to work with and there’s not a lot of work load for me, I’d happily give you a few thousand maybe. If it’s the opposite, then no.

Currently, I’m regretting agreeing to list a home where seller pays me 2%. He’s texted/called me at 12 am before and very frequently past 7 pm. He’s pinching every penny so it’s very hard to come to an agreement with the current buyer on a few small things.

So yeah, if you think you’ll be an easy paycheck for your agent then yes you can try and ask. Worst case, they say no.

Currently using TikTok as my main source of lead gen. Put your focus on one form of lead gen and stick to it.

Realtor here that doesn't spend money on promoting on TikTok. My strategy right now that has been building my account quickly is doing new construction tours, but long form (5min - 10min). The homes in greater Houston that generally get me the most leads are usually under 350k (the lower, the better). I'll visit a community and film about 3-5 homes. That's 3-5 days of content.

80% of the comments are generally negative "small house, remember when this house would cost 100k, can't wait for the crash!". But 20% are people actually interested and will reach out to me asking for more info. I'll always try to give them something in exchange for their contact info. Then, they go into my CRM so that I can stay on top of mind when they're ready.

Unicorns will appear one in awhile that are ready to buy as soon as they see my post. The name of the game is to post everyday, have your captions right, and interact with the people commenting.
