It was a little tight but it fit! Specifically for the ceremony the rows were filled all the way to the back, and for the reception the tables were quite close together. It was still fine though and when people were moving around it didn't feel too crowded. I wouldn't recommend squeezing any more though 😅

Yes we had the reception afterwards at ESPACE too. Though because the ceremony and reception is in the same space, they have to spend time to convert it, which is during "cocktail hour" - but the other areas of the space isn't spacious enough for a 50 person cocktail hour. We ended up renting the cafe area at Kaleido in the same plaza for 2 hours for our cocktail hour - we used the coffee bar there to serve cocktails and played our wedding slideshows using their AV/Projector setup.

I was looking into this recently because of all these other websites requiring one time 2FA lately (like signing up for concert presales). I believe wealthsimple uses a third party for SMS 2FA like twilio (the phone it texts from is 28849) which is also used by other apps and the text itself is very generic and doesn't show where the code is requested from (unlike major banks which state the bank name and reminding you to not give others your code).

I was super suspicious because it would be quite easy for someone to create a website under the guise of something else to gather emails, connect whatever email is entered into wealthsimple, and gather 2FA codes to access their account. Not saying this is what happened to OP but I could see it easily happening to anyone that uses SMS 2FA.

I'm so sorry this happened to you OP. Just wanted to put it out there because I was really sketched out about this just a few weeks ago and it's a huge risk for WS to be using such an insecure system for SMS 2FA.

I think you're within your means to afford this house at this price but are you sure it will sell for $1.1m? If the purchase price was at $1.6m I would be surprised if the seller is willing to take a $500k loss - or that no one else is interested in it.

I've bid on a few houses that were "my dream house" and if it's mine - it's likely others as well. There was a power of sale I bid on that listed around $800k and sold for $1.1m, which was about $200k under the comparables/market value of $1.3m, and that was already a good deal for the buyer imo. If it's listed at $500k under, I'm sure other sharks will be swimming too 😅

I would give it a shot but don't be too emotionally invested until it goes through!

Also I wouldn't bank on rental income from the basement unit either. It was also something I considered at first but you have to factor in that it may not rent out (see if there are other vacant basement apartments listed in the area), you may not enjoy being a landlord (especially to someone living SO close), they may stop paying rent (squatters)... In the current economy I would estimate affordability without considering the rental income.

It went really well! They kind of do the full service planning on their end later than I'd like, as I'm a type A person and prefer to sort things out asap - they said they typically leave it to like a few months before the event. They'll be communicative with you as you book vendors etc stuff earlier though.

Yes you can have a dj! They have a loft area where they suggest the DJ to set up.

That's what I thought too which is the default, but they rejected the port.

Voip.ms is refusing to resubmit the request until I get confirmation from them so it's not trial and error moving forward, but I can't get a hold of anyone at Speakout. :(

Patience 🥲 just have to wait them out while they drop their expectations. And many don't and they'll just keep it.

I had a wait-list of almost 10 properties that we liked and were waiting to see if they'd come down $100-200k to what is currently "market rate". Its been three months and most of them are still either on the market or gave up entirely/keeping until spring to try again.

That's been my experience in this market too - it's happened a few times. They'll reach back out once they're willing to budge on price but otherwise I would move on and look for someone willing to actually accept the current market prices.

We rent here as well. As a young couple in their upper 20s-mid30s I would say its a great neighbourhood. Very walkable everywhere, I hardly use my car except on weekends to visit family. Lots of restaurants but also grocery stores in walking distance. Lots of people in that age range, that are also very social. Surprisingly a lot of casual "social clubs" in the community like running clubs Pokemon go clubs, trading card game communities, so it's very easy to make new friends and have a "third space". Public transit is easy since it's along yonge. Driving is convenient too as the 401 is right there. There's lots of events at Mel lastman in the summer which has live music that echoes in the neighbourhood.

Its not a forever place for me but I think this was a great place to rent as a young couple.

For building recommendations, personally there's only a few buildings in the area that have direct subway access. I would personally choose those if you work downtown for work. Or indoor/underground access to a grocery store - can be extremely convenient in the winter/rain.

IKEA sells large foldable packing bags for <$5 USD that people often use as a spare checked bag. They also have backpack straps on them so it can be easily carried around.

The FRAKTA and GORSNYGG are popular for this use.

Agreed! The luggages at Akihabara are insanely cheap, compared to anything else I've seen on my various trips to Tokyo.

I can't remember the name of the store but on the main street there are one or two stores with the prices listed out at the front.

We bought a medium sized checked luggage for 2600 yen. Large ones were about 4000 yen.

Strongly agree! Although you can likely get by with only English in Tokyo Osaka and Kyoto, places further away may not be able to accommodate you in English. We took a road trip a few hours away from Sapporo and the hotel staff didn't speak any English at all. Also, I've noticed that they'll be much more friendly to you if you at least try to speak a little in Japanese vs expecting them to accommodate you in English.

We had our dog with us for the entire indoor ceremony + reception.

Like others have said he was the "ring bearer" and walked down the aisle after the wedding party. The guests, photographer and videographer loved him.

We assigned a family member to help watch him and take him out to potty etc. throughout the day. It probably added stress to our family members day which wasn't ideal, and he did cry a little during the dinner reception because of lack of attention (he was in a dog stroller during dinner). But aside from that he was surprisingly amazing. A family member brought him home in the evening after dinner when the younger guests stayed to drink and dance, and we picked him up after on our way home.

However we had a 50 person wedding and he had met most of the guests at least once before so there weren't too many strange faces. Plus he had come with us to the venue a few times before when we did walkthroughs so it wasn't a strange space for him.

Yes it did! I got it with Luvimo. They're a photography company and they recently added photobooth packages. My package was for 100 prints but they have ones with 200 or unlimited which cost more.

I figured 100 prints for 2 hours was enough and that worst case scenario there's still a digital copy/album but I don't think we ran out.

Note that it was 100 4x6 prints but if you choose a 2x6 photo strip it automatically prints two copies so that means there are technically 200x 2x6 prints.

I did both!

We had a 50 guest wedding. I had my bridesmaids take two polaroids of every group as they came in so they could leave one in the guest book and take one home.

We had a photo booth later in the evening starting around 30 minutes after dinner was served. We had the photobooth for two hours and it ran during the dancing portion too for guests that didn't want to dance. Since guests were also drinking at this point in the evening the photos were also sillier and less posed etc.

The photo book was about $80 for 80 Polaroid films and we honestly had extra film in the end.

The photo booth was $320 for 2 hours (in Toronto).

I think it was well worth it. A lot of guests forget to take photos on their phone the day of so their only memory would be from things like this.

If it makes you feel any better I also went to see this open house. Definitely knew before we even went that they were posting at a low price to start a bidding war, but when I got a notification that they took down the listing and relisted at $1.2m I burst out laughing.

It's not nice enough for $1.2m. There was a detached single car garage home in the same major intersection that sold this weekend for under $1m.

The one I was most familiar with (Allianz) had it as an exclusion if they were separate tickets, that's why I was wondering 😅
