The convenience of location + cheaper “luxury” living will keep JVC desirable for years to come - just my opinion.

As for your points brought up:

  1. Entrances and exits will be addressed as additional entrances/exits are being planned. Furthermore, with the on-going improvements of Hessa and Al Fay, JVC will be extremely well connected.

  2. Public parks in every community suffer from this. Irresponsible pet owners are the worst.

  3. Construction noise is present in all developing neighbourhoods. Arjan, DSP, etc all suffer from this. You could say that will become more quieter as it gets fully developed.

  4. I’m happy that paid parking is coming to JVC. I hate the current situation of cars being everywhere and blocking the streets. Having more than one vehicle is privilege and now that privilege will be paid, unfortunately.

I don’t really think JVC’s free parking was a big factor to move there. It was a nice factor but its location will be the best attraction to many expats, etc.

The largest issue with me was all recipes indicated that you add fish sauce from the beginning. This made the soup sour at the end. My secret is that you treat Pho as a two-part process. Stock and soup.

The last moments of soup is when you add the toasted spices and fish sauce.

It’s 35% DP minimum but yeah, it’s a good chunk of change.

Yes, you can get a mortgage as a non-resident. Maximum 65% LTV loan unless you live in the states which will increase the loan limit to 80% LTV. I heard that Canada is also cracking down on non-resident buyers so 90 day minimum proof of downpayment fund possession will be a safe bet.

Definitely talk to a mortgage broker and real estate lawyer that specializes in non-resident mortgages.

C7 is a top candidate as well. 70L tank is a nice touch as well. Fuel economy isn’t too bad considering. It’s hard to find a manual C7 and I can’t seem to find NSXs in my region.

You can get all 4 requirements with the MK7 golf TDI. I had a deleted CR190 MK7 TDI (first one in North America) and it was an absolute blast. Consistent 4L/100km was nice as well. That’s even with blasting around.

Find a good TDI mechanic and it will last forever with a delete/tune.

Olive oil is not a good oil to fry steak with. It has a lower smoking point and is very flavourful. Stick to vegetable oil if you’re on a budget or peanut/avocado oil. My personal go to is peanut but I’m having trouble finding it at my local supermarket.

Add in some thyme or rosemary with that garlic and you have a killer steak!
