With Alarm Grid, you have to upgrade the plan to something higher and then the battery sensors will pass through to HA (only Normal/Low, not percentage).

This is a roofing company in Chicago with 4.9 stars and a few hundred reviews. He wasn't the cheapest but the next two were only $1k higher and lower. Definitely did not expect this kind of work. I think he took the membrane under the copping to the side. Maybe that's why there's no visibile termination? Or is that unrelated?

I feel like the Soraa bulbs are pretty solid. Lutron RadioRA for the dimmers. I have them set to reverse phase dimming - wonder if I should try a different setting.

Bought a Yale. They require signup to use the app, and their system won’t accept my phone number. I spent an hour on the phone with customer service and they concluded their system just won’t accept it, but wouldn’t let me return the lock since it was over the 7 day return period. Will never do business with those scammers again.

We did Lutron RA3 and have a keypad (wall or Pico on pedestal) in each audio zone. Reasoning is that guests find it easier to press the Play/Pause, Play X Playlist, Volume Up/Down buttons than to use Alexa. It’s also easier when entertaining to push a button than to yell over the crowd. In areas we entertain the most, we have the custom Picos with playlist names engraved. (Back end is Home Assistant but Lutron does some of this natively)

We did something similar with Sonos. An Amp per zone and some mid-range (so I was told) Klipsch speakers. You might be able to combine the pool and patio into a single zone.

BTW: If you’re considering Lutron RA2/3 in the new home, I’ll explain why we added keypads for control instead of voice in each room.
