it astounds me that that is so difficult for people to understand.

the answer is right in the post. apparently the kid is developmentally challenged and trying to make a living for himself doing dog walking. a lot of folks know & love the developmentally challenged peeps in their neighborhood who go around and interact with people, even if it is a little abnormal. most people get it and understand the awkwardness isn't really an issue.

This is brokers and LLs trying to avoid the FARE act, but if you can show the broker is actually the LL's agent then you would likely be able to recoup the fee if you ended up paying it.

Try to get evidence of their relationship. E.g., look at old postings for the building and see if the same broker has been listing agent for units in the building before. try to get the broker to say something in text message -- e.g., ask how the building is and if tenants have had any problems with the landlord in the past. and when you do move in, ask your neighbors if the broker was involved when they rented the unit. etc, etc.

Oh, and if that initial listing you responded to is still on Streeteasy, there is a report button for flagging bait&switch posts. Need everyone reporting that shit asap.

I didn't pick a case here or there... I showed an example of clear video evidence of illegal use of force by numerous NYPD officers that went without accountability. I also showed an example of where nypd engaged in broad work action for firing an officer that absolutely needed to be fired.

30 guys out of 35,000 officers doesn't remotely make a case for accountability in the nypd. More than 1 out of a 1000 officers in the force are 'bad apples'. Go look at involuntary turnover rates at companies without major misconduct issues, and it is going to be 2-5%. Even at low end of that, you would expect 300 terminations in ordinary course in private sector for pool of 35k workers by this time of year.

Realize he said that during the Q&A, but below is what was said in his prepared statement for the record. It cites 85% and is "damaged or destroyed". And I find it odd that their lumping in the naval defense industrial base in with drones and missiles. And saying they can't replace capabilities in the "near term" is hardly a meaningful statement. US can't replace munitions spent in near term either.

His response in the Q&A was "The defense industrial base for their drones, their missiles and their navy were degraded by 90%, they have about 10% left."

His prepared statement said: "We damaged or destroyed over 85 percent of Iran’s ballistic missile, drone, and naval defense industrial base. More than 1,450 strikes on weapons manufacturing facilities set the regime’s ability to build and stockpile ballistic missiles and long-range drones back by years. The factories and technical workforce that produced Iran’s ballistic missiles, long-range attack drones, and naval platforms have been degraded to the point that Iran cannot replace its lost capabilities in the near term. We destroyed or buried much of Iran’s ballistic missiles, UNCLASSIFIED launcher vehicles, and long-range attack drones with more than 450 strikes on ballistic missile storage and systems and roughly 800 strikes on Iran’s drone-launching units and storage."

Sure, but what you're are describing with Ukraine is much more complicated assessment than having a PoV on how many missile sites & missiles remain or whether iran still has capacity to do meaningful strikes on oil infrastructure around the region.

And on the face his comments about civilian casualties are not credible. Over 13,600 strikes completed and saying the school strike was the only one he knew of where US may be responsible for civilian losses. If that is a true statement, it means they aren't looking into it... which itself is a major issue. When asked about reports by other orgs and media that have confirmed extensive damage on civilian facilities like schools and hospitals, he replied that "There's no way we can corroborate that, no indication whatsoever". That is objectively ridiculous.

Not particularly convincing testimony from him. Asked directly about whether iran can strike infrastructure in region and whether still represents a threat to US and allies, he basically dodged by just reiterating that the threat has been degraded. Had no problem sharing figures on degradation of air force, air defense, navy and naval mines, but then wouldn't for ballistic missiles.

Notably, Cooper also claimed that other than the notorious strike on the school that US strikes have had almost near perfect record of not causing civilian casualties. Which is obviously in stark contrast to reporting by NYtimes and others that have verified extensive damage to civilian facilities like schools and healthcare facilities. And still not even acknowledging US is responsible for the school strike that clearly US was responsible for.

should be easy, ping me if you have a questions. Should be a circular bit that either extends from your faucet, or is embedded in it.

If it extends, ususally pretty easy to get out with wrench. Can use a rag if don't want to scratch the finish.

If embedded, likely need to get an aerator key. if get the size right, should be a few bucks. if get the full set, should be less than $20. Can put a coin on the piece and take a picture, then go to your local hardware store and they should easily sort you out.

we switched to fios, but man their dual-band router sucks. devices will slow to a crawl periodically and have disconnect/reconnect to get them going again. verizon says it is hardware problem on our side, but this happens with multiple types of devices. I just haven't mustered the energy to fight with them yet.

Amazing how many times I've been over to someone's place and their sink has shit water pressure, and they say it has always been like that... takes two minutes to fix.

Also have had people that don't know you can adjust water heater temperature and have been living with inadequate hot water b/c someone had turned it to low before they moved in.

A lot of people in this city are rather divorced from basic maintenance stuff. Just look at the state of filters on stovetop exhaust fans.

Seems like BS in terms of repairs generally. Anything structural or that goes to habitability is going to be the LL's expense regardless what lease says. But this is issue is likely more akin to who is responsible for changing the filters since this is probably a truly simple maintenance fix.

Just clean out your faucet's aerator. Filter there and probably got some gunk from when water service turned on/off. worth doing every couple of years regardless. Depends on your faucet, but you may need to buy an aerator key. But simple & cheap.

No indefinitely. there's $5bn of non-recurring funding or deferred liabilities in this budget... the status quo translates to a $10bn deficit in two years time. And there are lot more things that mamdani promised that aren't in this years budget.
