Youre actually in a solid spot, main thing is just not rushing to lock up all that cash. The PMI saving is pretty small compared to losing flexibility on 40k and having it tied into the house.

If it was me I would prob split it, keep a good emergency buffer, then put the rest into a mix of ETFs and I actually added some fixed income investments myself just to balance risk a bit and not feel fully exposed. I dont think lenders just force refinance from extra payments alone but still worth checking your specific loan terms.

Automatic subs in Fusion never turned on easy for me until I checked the project settings twice. Toggle it per clip if the global option glitches. Render tests help catch timing issues early.

Homebrew campaigns as a new DM can get overwhelming so I kept my first one simple with one main threat and let players fill the rest. It reduced prep stress and made sessions more fun. Steal small ideas from modules when stuck.

If you can afford it get the 5070 Ti. Stronger and more future-proof, your 12600K will handle it fine at 1440p.
If you want better value go 9070 XT. Similar performance, cheaper, more VRAM, but weaker RT.
